We are buying a home (not my first) and I REFUSE to let someone earn 3% for doing very little work ($12K on the house we are looking at!). So, I was frantically looking for a buyer's agent rebate or something... and I found an online buyers agent that pays back 75% of the commision they get from the seller!!!
IF you can find a home on your own, you can get a pretty decent rebate this way!

YES, please understand, as a buyer you do not pay the Realtor anything...they work for you for free! The seller pays their commissions, and the Realtor will help you understand the process, assist in negotiations, and make sure that you are happy. Buying a house is probably the biggest investment you will ever make...have someone on your team! Good Luck

No not always remember they get commission on selling you a house. Look for fsbo and look in the criagslist.com or use yahoo real estate look at comps in the area (real comps not what the Realtor might give) the comps should be with in the last few months and close to the house you are looking at. get pre-approved to see what the banks will give you then start looking.

Yes. Don't try to write your own contract or handle the negotiations by yourself. The process is to complicated and there are too many unforseen problems that may pop up. Use a realtor.

YES!!!!!!!!! as a buyer you do not pay the agent, so why would you not use one. This is just foolish.
Find yourself a good agent who can walk you through the buying process.

either a realtor or a real estate attorney for the first time. there's a lot to keep track of and be aware of and you could lose lots of money if you're not careful.
