there is a collection agency attempting to collect on an unpaid phone bill from a former tenant, am I responsible for paying it since I own the property? If I rent to another tenant, will the unpaid bill with the phone company have to be paid before the phone service can be turned on?

I bought a single family residence in February for $22,500.00 and sold it while in the process of remodeling it one week later for $59,000.00. The buyers put down $10,000.00 and I financed the remainder and began collecting payments in June. We closed in April and the remodel process continued until August when they took posession. I invested approximately $20,000.00. I have a full time job and the remodel was part time (weekends). How can I minimize the taxes I must pay and approximately how much will that be?

I need some good advise. I work for a hospital and have been there for almost 5 years. We become eligible for retirement after 3 years so I have like $4400 in there right now which is a 457b plan. I am in the process of trying to buy a house. We are approved but need a downpayment of $3800. I have about 1/2 of my own money for that and was wondering if I could borrow the rest out of my 457b plan or either pull some out for the down payment. My loan officer told me that you can pull retirement money out of a 401k for a house down payment but she wasnt sure on the 457b!! Any one know??

we have complained about the people upstairs a few times which we had to because of the amount of noise they were making and we have had a few other problems with the property but we have always been patient and paid our rent on time.

What are the chances for an average income family to buy a house in southern California and not have trouble paying the mortgage. Of course am talking about buying in a desent place. when? in the near future, i'll leave the time line open for you to answer. in other words when will house prices hit low at prices the average family can afford.

This question is important to me because i been living in Utah for the past 3 years now that i am close to graduation from college. i will be able to move back and enjoy places where i grew up. Thank you.

Lived in Southern California for 8 years, and the house I'm in currently can sell for $650k, and in Texas they have a bigger, nicer, cooler house for only $300k and it looks amazing and I can have the rest of the money invested in a small business like 7 eleven or Mcdonalds

Am I going to have difficulty adjusting to Texas?

i understand that the UK has a HUUGE population yet not much land area, i would think this would pose some issues when it comes to housing. even where i live ,where there is plenty of space housing is more expensive then i can afford but there are still many places in America where one could buy a home with a relatively low mortgage.
what does it cost to own a home in the UK, do most people rent? do most people live in apartments(flats i think you call them) how does it work out with so many people in such a small space!!?

credit is bad already for missing pymt. but as homes going through foreclosure, should i file bankruptcy, or should i just let foreclosure happen and not worry about it...? what are the pros/cons of it all.....

my cousin and i rent from the same landlord. he paid is rent sunday, but he paid in cash that was put in an envelope with his name on it and the landlord was on vacation so he wasn't in the office. he has a mail slot in the door for that specific purpose. my husband took my cousin to pay the rent but he claims the money isn't there. now they have to be out by monday. can he evict them when there is a disputed amount?

Tenant has been in house for 3 years, I have never increased the rent in that time. Today I notified him that the rent will increase and tried to hand him a letter. He said "NO! Not possible! Give me 30 days notice and I will leave".

He is a good tenant, keeps the property very nice, but I am way behind the market rents by $300 - $600/mo.

Property is located in Lakewood, CA. I feel that it is a strong rental area right now.

What would you do?

Me & my husband just recently signed a year lease for a rental house, heres the thing, we have until this Monday The 1st, to be out of our current place, so that gives us all weekend to move, although the new landlord is extremly particular about the paint, the tile grout, light fixtures etc. She just WILL NOT LEAVE! We only have this weekend to move in, because both of us requested off for the move. If we can't move in this weekend, then we are screwed, and she will not even try to help out, ( like moving faster with the repairs ) Is it completely binding if we just signed it yesterday. If need be, we have the option to stay where we are, & I think that's what it's coming down to. I just wanted to know if there was a law that states we have so many days to cancel, kinda like when you buy a car.
