#2 a land and build a new 4plex and rent it up.

We live in SF bay area. Our house is 3bd and 3 full ba. We have a big den downstairs that could potentially be partitianed into two rooms: a play room and a 4th bedroom. We are just wondering how much value it adds to do this if we decide to sell in a year or two.

My husband and I are looking forward buying our first house. We are teachers and know that there is a program offered by some banks for first time buyers and/or teachers. Do we need a realtor that represent us in the process of buying? Will the realtor help us negotiate the price and do we need to pay him or her from our pocket? How much money do we need for closing costs, moving and other expenses? How much is an inspector? Thank you for the extra-info.

What makes a document you sign when renting an apartment a "lease" or that it would bind you to the 28 day notice law in WI? I do not feel I have to give a 28 day notice because it was not stated in the document I signed. Here is what the document said.
1. No smoking
2. No basement use
3. No porch or grilling or extra use of the porch such as patio chairs
4. No dogs alllowed on premise
5. No children
6. No additional people other than tenant listed on lease are to live on premise.
7. Tenant are to take care of his/her garbage and containers.
8. Tenant are responsible for paying the gas and electric.
9. No parking in the driveway is permitted, except to unload vehicle.
10. No waterbeds.
11. nails and wall-ceiling hangers are to be put in only upon landlor permission.
12.One month's security deposit, which will equal one month's rent is required. The landlord will return security deposit after premises is vacated and if apartment is left in satisfactory condition determined by an insp.

My 6 month lease agreement ends on 10/31/07, and I have been a fantastic tenant for 1.5 years with no late payments. My apartment complex requests "2 full calendar months notice to vacate." I gave my notice on 9/24/07. The apartment complex is claiming that I will be moving out during a "blackout period" when no one is allowed to move out, which they claim starts on 11/30/07 (how convenient). I have gone through my lease with a fine-toothed comb and there is no mention of a blackout period. In addition, since I will be on a month-to-month lease after my lease expires, and have given proper notice, would the blackout period still apply to me? They are claiming that I am liable for rent up through 3/2008 when the blackout period ends. This apartment is in Saint Paul, MN 55116. Please help. Thanks!

i signed with a agency in order to by a house.i am a newcomer in canada and i admit that my english is not good enogh.i told that to the agent ,and iknow now the he took advantage of this and he didn t explained me that if i am not hapy i aca not do anythingabout it.he took me to see 5 houses and after that he start not to answer my calls,missed the apointments and finding excuses like is raining,i am in school for the next week...i call his broker but he was rude and unpolite ,he said i don t care ,you signed ,if you want out you have to pay me 3%from the price of the house you by.i don t have a job,my child is in school,we are very stressed a nd upset ,my rent is only for 3 months,1 is gone,i pay 2000$ aweek,i am disperate..becouse if ihave to stay more i have to take from tha money from the house,,,everything just fall apart.they know the situation and i think that they want me to push me to make a mistake and by while i am under the contract with them.

Between my wife and I we are making around 4000 a month. That maybe be around 50K a year (that will raise slightly within the next few months). I am in my mid twenty's and have pretty good credit that I have been building for as long as I can. Our only debt we have are my student loans and a plasma we are currently financing aside from the basic needs (car phone food.).

Our rent is up by the end of next year and wanted to know if it is possible to own a house at our level. I really prefer not to rent and would rather buy a house as opposed to an apartment/condo. What do we need to do?

We only have about 6000 cash at all times but would like to know what we should be aiming in terms of savings (if at all needed). We also live in south florida.

I own my own home but he indicates that he shouldn't have to pay for 50% of the mortgage, as he gains no benefit. Is this fair? He pays out approximately 50% of his monthly income to his ex for child support and spousal maintenance. An amount he came up with, not the lawyers. When he has his kids, they come to my house. He wants to get married, I don't, so what would be a fair split in expenses? I'm also looking at adding onto my house as I only have one full bath....how does the added mortgage then get calculated into the expenses...he knows of the addition and thinks it's a great idea...how is this settled? Is money the relationship killer?

I'm thinking of renting out my home myself, without the help of a realtor or broker. If you've done that, how did you do it? How did you screen the prospective tenants? I know all leasing contracts are different, but what are the most important things that should be said?

The rent will be high as it is, so I don't want to charge up to satisfy realtor monthly commission.

Do you need an investor? If you don’t get an investor, do you have to pay in full? Or, is it just like buying any other house, making a down payment and then paying a mortgage? As you can see, I know nothing about buying a house. As far as a budget for renovation goes, how do you decide that? Do you need a real estate license to be a house flipper?

I live in a condo, which has taken over 9 mos. to repair, caused numerous of inconveniences; no elevator, no use of the pool no parking stall; we were using another parking lot. Yet, the owners knew it, and they didn't offer to give us a break on the "very high" rent. Is this fair? I have to question there morals & ethics in this...I thought it was extremely unfair. Now that the repairs is almost done, they are raising the rent even higher. What are the legalities in this matter? Do you know?

my building manager has told me on several occasions that he regrets renting me the apartment because of my age.i am 28 years old and everyone in the bulding is over fifty.i never have get togethers or invite people over or have loud parties.he has accused me of having about 10 other people live there which is ridiculous!i have had a total of 3 visitors in the past year.when i come in the building im quiet and do not disturb anyone. he accused me of selling drugs all because i come in and out of the building sometimes late at night. i work to jobs and yes sometimes i get home at midnight and walk right back out to go to the midnight drive true of the 24 hour grocery store if im hungry and got nothing in my apartment.i spoke to the actual building owner and he said that as long as i pay my rent on time and dont wreck the apartment there is not a problem. but the building manager keeps harrasing me! is him having something against my age a type of discrimination?can i file a complaint?

I just bought a house from a old lady that had lived there since 1952 the year the house ws built. On the side of my back yard sits the back of my neighbors house. which he has a steel fence put up. He told me that he is going to be putting a new fence up and said that the fence will be coming over into my property five feet taking some of my yard in the process. He said he has lived in his house for 35 years. as far as i know that property is mine because wouldnt the grandfather clause work for me?

We moved into our house a little over a year ago, our landlord says she is selling our house. This is fine, but the questions I have are we obligated to let her show the house for future buyer while we are still living here? What if we are not home ? Can we say we dont want anyone showing the house while we are not home?( we have a baby, and indoor dogs this is just all a pain) Last do we have to give a 30 day notice if we find a place? We are NOT on a lease, we are month to month. Will not giving a 30 day notice not allow us to get back our deposit?
