I rented a single family home in a gated community in South Florida, my decision to rent this house was mainly because of the nice community pool and ammenities. According to the realtor the community pool was getting ready in 2 weeks(this is a new community), I am living in the house for 6 months, the pool isn't ready and the summer is over. I sent a letter to the landlord giving the notice explaining why I wanted to terminate the lease and I gave him 2 months notice. Today I received a letter from the landlord's lawyer saying I can't leave because the house is in perfect condition. If I leave I would have to pay the remaining months of rent...I am trying to find the statue of Florida between tenant/landlord and can't find anything specific for community amenities where the lease can be terminated because of the community pool/ammenities. I have 3 kids and they are very frustrated because of it(well me too). HELP!! I can't afford a lawyer.

We are selling property with a contract for deed and want to know how to file it with the county or wherever it legally needs to be filed to protect us and the buyer.

We have a beautiful house for sale. The price is low, taxes are low, move in condition, and it really is a beautiful home.

I found a little house to fix up for rental. I hired the home inspector that my realtor recommended. He found a few things wrong, but nothing that would be too expensive to fix. I bought the house based on his report. Now I find that the problems are much more serious than he says in his report. Is it possible that he under reported the problems so that the realtor would make the sale?

People have answered and said to use certified/registered mail. But what if the odd tenant denies that the content was a notification? We're talking rogue tenants here...

A person sold a home earning a "good" amount of profit, but undecided about paying off another home with a low balance. The "low balance" home needs gutting/refurbishing. Should the person pay home out in full and refurbish or buy another home? And, is it wise to pay a home off while waiting to retire in 1-3 years? Thanks!

my friend wants to cancel his contract with his agent. My friend wants to sell the property with someone else. But the agent said there will be a fee to cancel the contract.
Is there such a fee that a real estate agent can charge to cancel a contract?

My parents got a reverse mortgage on their home, and my understanding is that the loan must be paid back when the homeowner either moves or dies. My Father passed away, leaving my elderly Mother in the home for now. Can one of the children/heirs get put on the deed legally (as a homeowner) so that the loan wouldn't have to be paid back until the heir sold the property, if the heir is 62 years old, and qualified?
I would ask the mortgage company, but it's difficult to get straight answers from them. Thanks.

I have a house in houston and now I need to get the hazrd insurance. The insurance agencies tell me to take the expensive insurance which include include replacement cost and 6 month rental, (TD3).

I want to go for the cheaper insurance which just pays for the COST (TD1)

What do you advise?

i totally forgot to pay my rent yesterday so the office is closed today, tomorrow, and for labor day, so my only options is to wait until tuesday which will be the 5th or to take it today and leave it in the door slot, but i'm kind of afraid to leave it and then they say they haven't gotten it.(i always pay with an money order) which would be the better options for me to do?

I broke lease since iw as getting married and was moving in to his apt. They said they'd send a check w/deposit if any was left. They then just now sent a bill for over 1600. They charged 1000 for the carpet which had dmg but it was damaged when I moved in (not as bad but still they would have had to replace) among other things. Can they even do that? I paid 700 when i broke lease and 350 sec deposit. I live in Fla if it makes a difference.

We are looking to buy a house in the near future -- problem is my credit isn't so hot and neither is my husband's. (His is better than mine.) What are the steps that we need to take? Paying rent is ridiculous at this point and we just want something of our own.
