I'm about to buy a victorian house. When I viewed it, it had holes in the roof (water pouring through) and holes in the walls, (which were in the meantime patched up) and it needs new central heating, new windows and rewiring. It also suffers from rising damp.
It was dumped on the market at asking price 349.000, by a vendor, who himself bought it just two months ago for 250.000...Any property experts out there? What offer would you make? What's going on? (I assume the vendor is related to the estate agent, by the way, they both have the same surname). Could you recommend a website or property forum, where I can get more info? Thanks a lot

My ex will be refinancing the marital home and buying me out of my ownership of the home. I will be receiving a partial pay- out up front, with the balance to be paid to me upon sale of the house in 4 years. Should this be set up as a second trust so that I hold a lien on the house? Should there be interest involved?

Civil case pending appeal however that is also too costly

This was brand new home and I sued the contractor but the judge found no wrongdoing. My question is what can I do with this house?

We moved into a home, we are paying $2400 a month and it is rat invested! Also, when we moved in, the house was not clean, i spent three days cleaning it. There are a number of repairs not made.
We have notified our landlord of these things and nothing is being done.
We have only been here two months and we did not pay this last months rent. We just provided them with a letter of intent to move within 30 days.
I have notified the city which we live in and made a complaint about the rats.

Does anyone know if there is anything else we can do to protect ourselves?? Can we legally break this lease??

I live in Ventura County. my landlord just informed my roommates and i through text message that she was evicting us b/c she cannot rent out her extra bedroom, which i guess is costing her an extra 600 a month. her rental agreement states she must give us a 60 day notice, but reading up on the civil code, i find that she can give 30 days if we have lived here for less than a year. any help anyone couke give me would be relly appreciated.

The manager of our apartment complex just walked into our apartment last night aroung 6. We had left a small bag an american eagle bag outside and she opened our door and sit it inside. My roomate walked out of her room and saw this. Then she heard one of these kittens we found crying in the utlity room i have very nice furniture and keep them in there till i can find them a home. She walked over there and let her out and started saying we were neglecting her by keeping her in the dark and they couldnt see. HELLO cats do see in the dark!! Anyways what would you do about this i was not there and it is in my name!!

Does anyone know what my tenant's rights are under New Jersey law? I have looked it up, but this stuff is very confusing and not answering my questions.

Essentially, my landlord is threatening to raise my rent because utilities are too high (they are included in rent), and also raise my rent because my boyfriend spends the weekends with me at my apartment. Is this legal? I thought this fell under the category of 'quiet enjoyment.'

Im moving into a pet friendly apartment in a week. Right now the apartment I live in is NOT pet friendly. I just bought a new puppy and the pet store will only hold her until today.(I know, I know I shouldn't have bought her from a pet store) Anyways, do you think that it will be ok to sneak her into my apartment until moving day comes. I posted a question last night about Section 8 being allowed to move in to my upper-middle class apartment complex, and most of the responses were that I should move. WHY? I love the school district. I am a military wife and can not buy a house because by the time I finish the process it is time to move again! It is not fair that these "ghetto rats" are taking over the good neighborhoods! I am not saying that every one on Section 8 is bad but lets face it crime does go up when they are allowed to move in. If something does not change and soon every neighborhood is in serious jeopardy of becoming the projects! See the problem is this, the rich people will not stand for this to happen to them and the poor people think if they move to a better neighborhood their problems will change when in fact they bring their crap with them, so who gets screwed: THE MIDDLE CLASS! It is time we stood together and said enough is enough. Okay that was more of statement than a question!

It is an assured shorthold tenancy agreement.

Being a monthly agreement, I realise I must give a month's notice, but must this be given on a rent due day, or can it be given at any time during the rental period.

ie, the rent is due on the 10th, can I give notice on the 20th, to leave on the following 20th, and pay only 10 days extra rent pro-rata?

The duplex i just moved into had all missing screens in windows 13 feet drop to the ground.I told the landlord and he placed two screens in two of the three bedrooms ,leaving one window without a screen or working lock.Two weeks down the road.......my 3 year old son falls 13feet to the ground....breaking his leg and ending up in a body cast.Is this grounds for a lawsuit and if so ...what are the charges?

I am looking for a 100% loan for a 3 unit townhome in pittsburgh. We just used our cash reserve for another building and this one came up. We dont have any money for another downpayment. Does anyone have any ideas or suggestions? I have other props that have some equity in them, but not enough to take out because they are rentals also. The building is only around 60k and my credit is so so 630ish. I hope to stay away from hard money, but am willing to pay a higher rate, I could refi in a yr and bring that down, I would like to keep points as low as possible. But this would have tobe a $0 down deal. I know I can try to get the seller to carry a second. Just trying to make it a little simpler...

I want to buy a house next spring. I can buy now. But at a higher interest rate and a mortgage I can't afford. Will the price of homes go down? I need to wait as my BK will be 2 years out in April. if i consider doing a short sale on my home. who is paying taxes end of yr? is it me? We owe 400K less than what buyer is offering, who will get taxed? is it true that we will have to pay? please let me know. is forclosing better! whats the benefit of short sale!

note: were still not late on our mortgage, but, there is no way to pay it anymore, its 7k a month, and NO way to refi, and NO way to SELL!

We have property in Las Vegas, we live in Las Vegas. I am just trying to find a place that reports or even calculates what people are paying per square foot for building a home in Las Vegas. I rent a room for $300.00 to a lady and her son of 21 years old, deposit was $300.00 , so she paid me olny the deposit and own me rent! Hurricane Katrina came ashore 2 years ago and completely leveled our home. All that is left is a slab. It is still a residential area and are considering donating the property for a family to rebuild a home there. We have bought a new home and do not wish to hold on to this property. What would be the best thing to do. Sell, Donate or just sit on the property for a long term investment?
