Specifically, what are the pros/cons of having vs not having an agent when you are buying a house.

If you are not from cali and you are buying a house there, i would definatley suggest an agent. Go for the more reputable ones. The little bit extra they charge over other agents can go a long way. They can help make sure the structure is up to standards and will be able to tell you if there is anything that you may have overlooked before making the purchase. You will be able to ask them about the surrounding areas and statistics like pollutio and crime. Any good agent should be able to come up with all that info for you.

Yes, you should have an agent if buying a house in CA!!

Pros: you don't pay him/her for her expertise, searching for you, negotiating on your behalf, ensuring that you have a smooth transaction because:

The Realtor will walk you through the steps from A to Z

The Realtor handles all paperwork involving the sale.

The Realtor may have inside information that may benefit you on any home you find.

The Realtor has the skills to bring the price to where you want it, no stress on you having to haggle over price/conditions.

The Realtor will ensure that all steps in the buying process are completed.

I cannot think of any pros of not having a Realtor represent you. Too many things can go wrong by not having a professional represent you. Using an agent has a pro / con

pro:

1.) Easier to find a home
2.) Options are there from the agents

cons:

1.) they will tell a lie just to sell a house.
2.) additional expense

Since the seller is already paying the agents' fees, there's no downside to having one as a buyer.
