Springtime is usually the best. Most folks would prefer to move when school is out and springtime is a good time to catch those buyers.

The time to list the house is a few months before you want to get out of there. Find out from a realtor what the average time your type of home spends on the market before it sells in your community and list it at least that many months before you plan to move.
Worried about mud? Not a huge problem. Put some rugs down in the high traffic areas or buy those rolls of see-thru carpet protectors for open houses if the weather is wet. If you're REALLY fussy (and have white carpet) you can get some bootees like they use at tours of new homes during bad weather. They fit over the visitors' shoes.
PS: Houses can sell just about any time. We bought ours during a January blizzard when it was 20 below!!

Hi,

It's got nothing to do with the seasons. Rather your financial position and the right home matching your requirements. But, this is the right time to go for a home as the real estate market is so down and it turned out to be a buyers' market. So cash in on the situation if you are ready. Don't wait. If you want to sell your house get it on the market. The mud thing is ridiculous. It's not like there's going to be a parade of people going through your house every day.

Right now, mortgage lenders are going under due to bad loans, so home buyers are having harder times getting financed, making it a little more difficult to sell a home.
