we are moving to the other side of the country, after our down payment, what we have put into the house, capital gains, realtor fees and all of our payments to the bank minus what we would have paid for rent elsewhere, what we have paid down on mortgage and all of the rebates we got we will end up with at a 14,000 profit- that is the bottom of the pool of similar homes that have sold in the last 6 mo. there is about a 25,000 difference between the lowest priced one and the highest similar home in my neighborhood so we could but most likely wont get up to say 35,000 in profit. would I be better off trying to rent out of state? will my mortgage on the house we buy in wa's rate be higher because it is a second mortgage? what do you think? Please dont tell me I dont know what my house is worth- the "similar houses" are all missing second bath, updated kitchen, most donthavewood floors new bath, newer windows, new roof, new water heater, sump pump, fin basement new hvac and appliances

when i asked the question the first time nobody clearly understood me so let me clarify: I'm renting an apartment and the leasing office wrote $900 on the lease as my rent amount. I've been living there for 3 months now, and recently they tried to underhandedly have me sign some 'forms' so they could change my rent to $1100. They never came out right and said , "We made a mistake....etc" They sent us a threatning notice of eviction if we didn't pay the difference . I refuse to void out my binding legal contract for a new one, just because they made a mistake. That's not my problem. So i told them to speak with my lawyer if they have a problem. Aren't i in the right?

I moved into an off-campus apartment about a month ago and my roommate is making my life a living hell. she is smoking pot in the apartment, has people over at all times, is very loud, she is threatening me and my other roommate. We have talked to management about it and they aren't doing anything about it! How can we get out of our lease. We feel very unsafe living here. we are young serious college students and this is really having an effect on our health and school work. Is there a way we can get out of the lease?

We are almost finished with our first flip house, yea! I know it was a dumb to try and do this with the way the real estate market is right now, but it was my Grandfather's house. He passed away and my Mom gave me an excellent deal on it, that I just couldn't pass up. It is in a desirable neighborhood and the houses don't sit for long, so we were hoping to sell it fairly quick. Before we put it on the market, we are curious about renting it out until the market recovers in the hopes we can make a profit, if not at least get out of it what we put into it. I know renting can be a nightmare, but it might be worth it in this case. Any thoughts on renting vs selling and possibly taking a loss? Also, if we decide to rent instead, how do you calculate what the rent should be each month? Is it a percentage above the note, or is it based solely on what similar homes in the area rent for? Thanks!

My tenant was apparently supposed to be screened and approved for my condo but I did not know this! However on the day that she was moving in she was approached by the vice president of the association and his wife (who was alerted by one of the neighbors) with a very negative attitude with regards to this! I have had someone else rent the place and this was NEVER a problem. My current tenant is very upset about the whole situation especially the extensive screening (bank records, written references, interview etc.) that she has to do in order to remain in the unit. I have apologized but it doesn't seem sufficient. My tenant expressed to me that she feels very uncomfortable with the whole situation! Should I give her a discount on 1 month's rent or something else? What do you suggest?

I was reading this article online a few weeks back and I remmber seeing that sometimes you can find foreclosed porerty for like 60-80% under value becuase banks do not like holding on to these properties and they want to get what little profit they can instead of just letting a house sit there a colect dust is this true?

If there is a condo law that states no dog is allowed over 25 pounds and mine is 35 then what is the worst they can do. If they can force me to sell my condo I would also like to know how that is possible considering it is my property.

Here is my problem:

I put an offer in on a home last week Wednesday (August.29,2007), Finally on Friday, August.31,2007 the listing agent faxed a letter to my agaent stating that the home had another offer submitted that day. The letter did not state that the other persons offer was higher or lower than mine. All it stated was that I should at my discretion resubmit my highest possible offer, which I then bumped up my offer by $8,500 more. (Now my current offer is 5% less than the listing price).

I decided to do a little investication. I pretended to be someone else and called the listing agents office, and asked "Are there any pending offers and is the home still available?", they told me that there was no pending offers and the hoem was still available.

Am I being tricked into offering more money so that the listing agent can get more commission?

(My agent is my fathers friend, very trusting)
(THIS IS A BANK OWNED HOME!)

Should I heard a response form the bank yet?

My fiance and I are looking at houses and the option of building a house (in MN). We are currently renting and saving up for our wedding in December. After the 1st of the year I want to start getting serious and start building equity. I try to keep up on following the market, but honestly, I am confused as all hell right now. Can someone please (in laymans terms) break down whether or not now is a good time for first time homebuyers. And also please include a brief overview of how/why mortgage rates are fluctuating and affecting the stock market? I get confused with all the "jargon".. Thanks!

We own our own home.
We paid $142,000 for it and it's now worth $169,000.
Our mortgage is $900 a month
Last year we took a home equity loan out ($30,000)
We put in air conditioning. Laminated 2 levels and built a patio, and the rest of the money was used just to live on, pay bills, etc.
Now we want to sell the house but we don't know if we can afford to.
Are we screwed?

My landlady wants me to pay rent for the time I havent been living there. Ive paid a months rent in advance for august however only lived there that months for 4 days im now moving in properly on the 15th September and shes making me pay full rent even though I wont be living there for the whole month. What can I do?
