i want to buy this car (in california), its a lien sale title. the tags on this car expired 3 years ago, am i going to be resposible for the owed fees? or do they cancle them out once they switch to a lien title? please help thanx in advance

I am planning to move to Mass in a few months to be with my future husband. I need to break my year lease to do so.

I have very nice landlords that would probably be understanding. I also have a roommate. So I would need to give time for him to find someone to replace me. I have had problems with my roommate and have had to call the police on him twice.(he was throwing things around the apt. and yelling) The landlords and his parents (who are his guardians; mental health issues) are aware that I was very miserable and thinking of leaving a few months ago. I can get the police reports and tell them it I feel unsafe because of his violent behavior.( Which i do, but not as much currently.)

Can they sue me for breaking the lease?

How long in advance is adequate to give them to find another roommate?

Does a pre-approval letter saying were approved from a mortage company, really mean we'll get the home loan?

What is a mortage consultant? sorry were a first time home buyer, and really confused.

and once it goes to the underwriters, what are the chances they'll say no. If I have that pre-approval letter.

we have a tenant who was paying monthly and had a one year AS IS lease. the roof began leaking, my hubby tried to repair 3 times. want to build over hse so seems pointless to repair. renters agreed to move and signed a letter stating that they will use the sec. deposit for the month of aug and move out sep. 1st. they did not and asked for a few xtra weeks which we allowed but after another full month we began the eviction process. as soon as we did, the renters starting threatening to call code enforcement allegeing the roof fell on her child./ the house is not fit...
we are just waiting for our 5 day notice to be served by sheriff but anyone got any info on a sitch like this----------- i have already read all the court packet/laws

I entered into a lease purchase option in June. The property is still under construction & available Nov. 1. The seller is having trouble with the terms of his mortgage & wants me to get a mortgage now. I can't due to credit issues. At first he offered a refund of my sizeable deposit, but now he says that the terms of his mortgage might not change, but Nov. is fast approaching and he won't know for 2 weeks if he can close on the property. He also stated that my monthly payments might have to be higher than on the contract. I cannot pay more. I need my deposit to look for another place. The original agreement is in writing & states the lease/purchase commences on November 1. Do I have any legal recourse to get a refund of my deposit (the contract states it is non-refundable), since the seller does not currently own the property, there are no other witnesses on the contract and I don't think his lender knows of his intention to lease option the property?

The price was just recently reduced from $219,000 to $209,000. I was told that the seller was anxious to go ahead and sell because she has apready put an offer on another home. Naturally, I want to get the house for the best price possible, but I don't want my first offer to be a laughable insult either. What would be a reasonable first offer to make on this home. (BTW - this is about an average asking price for a house in this area of the same size, etc.)

I really want to get out of my lease, I've told my landlord things wrong with my apartment and she goes weeks without fixing them. Then one day she lets people in without notice or my consent. The toilet kept overflowing and one day while I was either sleeping or at work the plumber came in without my consent and fixed the toilet. Another time I got locked into my own apartment, this has happened 2 times. I didn't know this but she sent the locksmith up to my apartment while I was gone and looked at the lock. And later one replaced the lock without my consent while I was moving things to an apartment down the hall and then had her son come and watch me as I got the remainder of my things out of the apartment. And the last time I told her the roof was leaking and about a week later I wake up Sunday morning and I walk out into my living room in just my underwear and her two sons are standing there fixing the tile in the living room saying they knocked. What can I do?

I sent in 2 checks to my mortgage company on one I wrote principal only on. They took interest out of both checks. I did not think that was legal for them to do if you are making a principal only payment

my wife and i are leaving houston. We are charlotte bound. We took a nice trip in august and we love it. And we are both in banking so the city is just what we need. Plus where we want to live is only 15-20 minutes from the city and the traffic is nowhere as bad as Houston.

So here goes my plan. We own a house here in Houston & have a prepayment penalty up in May. So we figured we would put the house up in March-April, assuming it takes 90-120 days to sell on average here. That and I dont want to sell before May to avoid the PrePymtPntly.

We want to start building a house in Charlotte from the ground up in Feb-March. A house takes maybe 6 months to build so that takes us into August-September.

By that time the house will have been up for sale from April until August/September. 5-6 months. If it does not sell then we can put it up for lease or may do that from the start.

employment, we figured we would ask around the time the house will be built in charlotte 4 a transfer
