When buying a house with cash can you negotiate a closing date like say for example the seller say were gonna close nov. 15th can I negotiate for them to close by like nov. 8th?

Most sellers are not going to complain if you close early!! The date you want to negotiate is the date you actually take possession. That date should be the same day of filing unless the seller still lives there. I wouldn't shorten the date of closing though, just in case you run into problems on your end. In some cases the seller can charge a penalty for every day you go over the closing date.

Yes, you can negotiate anything. If I am that seller and I had a cash buyer in this market I would be out by whatever date the buyer wanted.

Yes. It should be pretty easy to do if the house is empty. My wife and I negotiated a date 2 weeks after the proposed date because we were going on vacation.

Yes, you can. The closing is simply a formal transfer of title from one party to another. You can request any date and the seller can either agree, or not.

You can try to negotiate but the buyers loan may not be ready at that time.

Josh, it doesn't hurt to ask. People pick dates like the middle of the month or end of the month. I wouldn't think it would matter to them unless they can't be ready to be out by that date. Ask!
