My parents have horses and they are in major debt. I told them to get rid of the horses and buy a smaller house with not a lot of land they think I'm being selfish by telling them that they should sell the horses do you? Our house has been on the market for like a year ( no joke ) and what do you think they should do?

I really want to buy a home soon but I can't stand sellers holding out for unrealistic prices.

My offers are in line with what houses having been selling at in the past six months. However, sellers aren't looking at the past six months, they are looking at 2005 prices and expecting at least 10% on top of that price.

How are other buyers conviencing people to accept these lower prices? Even properties that should have motivated sellers (probate and relocated sellers paying two mortgages) are still sitting empty for months.

I tried using a buyer agent but they just want me to bid 2005 prices. I also tried scheduling out how much the seller was spending waiting for the "right" offer and listing the recent sales - it made no difference.

Any tips?

My boyfriend and I have decided to buy a house. We know that it's a "buyer's market" right now and our apartment lease is up in March so we've started looking. The part that scares me is that we don't have a lot of cashed saved...only about $5k presently, with no family to help out. We've both got pretty good credit. But I'm hearing that lenders are not really offering 80/20 mortgages anymore and PMI is a killer. The homes we're interested in are all around $200k... so there's just no way we'll come up with 5% in time and closing costs too...
Can anyone share their experiences?? Can we do this with so little cash saved? I don't want to compromise on the house price because I know we have the income to afford the payments...We are willing to wait awhile, but what if a great house shows up on the market SOON?
Thanks in advance!

I have a really bad cockroach problem at my apt. the landlord has said that they would exterminate but then she said they have trouble with company that does it/switching companies, etc etc. NOTHING has been actually done. i have written three letters kept copies for my own files, but then again no response. is there an agency or a company that is nationwide that checks on things like that/fines landlord because I am a very clean person, I have never lived anywhere where there have been bugs and it is very aggravating.
