A tree on same lot causes roof damage to the mobile home ? Who is liable for repair of roof ?

You are renting with a lease option. Therefore, you are still technically a tenant. The tree belongs to the park. You are paying space rent to the park, so if their tree falls on your rental, the owner of the rental, your landlord, would be responsible for making sure the park makes the needed repairs. The park is responsible because it owns the tree, and should be making sure these types of things don't occur in their park. If you are paying space rent, it should also show in your agreement that the grounds(including the tree) are to be maintained by the park. Report it in writing to your landlord , with a copy to the park. Hope this helps :)

Tad confused , you are the owner of the mobile renting it to someone else or you are renting it from the owner ?
If you are the owner renting it to someone else :
Start by submitting the claim to the park because claims make your rates go up . (and as you are a renting the slot and they own the land , they should maintain the landscaping with regards to safety issues ).
If you are just renting From an owner , you would turn the repair claim over to the owner and you would claim for furnishings against the park .

If they deny , then try your insurance .

Your insurance company should cover the damage, provided it allows for such damage in the policy. Call and check with them. It may vary since you are renting the lot. If the tree belongs to the mobile home park, they should see that it is either trimmed or removed.

FYI>>> What happens when you pay the mobile home off? According to FHA ruling, the mobile home has to be secured to the foundation by certain guidelines before a mortgage loan can be acquired. Rent to own programs for mobil homes are very scary to me.

If you are leasing the m/h with an option, you are a tenant and don't have insurance that will cover this type of event. At best, you would have "renter's insurance", not home owner's insurance....and home owner's insurance would be needed to cover this event.

Your landlord actually suffered the loss and would have to contact the landlord he/she leases the lot from to attempt to recover damages, or your landlord could make a claim on his/her own insuranc policy.

Your option contract will hopefully address your options when this type of event occurs.

you are responsible for repairs to your mobile home.. unless the the owner of the lot knew if the tree was rotten.
