This I thought was silly, but my best friend was selling her house and she told me about a little statue you bury in the front yard. I guess it is a statue from the catholic belief, but it is meant to help you sell your home. Anyhow she buried it after years of trying to sell her home and the day after she buried it they got an offer. It is ironic, but I know three people who did it and sold there home.

how long as it been up for sale? Have you listed it with someone or you trying to sell it your self? What does the neighbor hood look like? Is your next door neighbor a pig? When people look at it is it clean. What is the economy in your area? I am not a realitor, but just had mine up for sale. It took a year, with me keeping everything spotless. We did have it listed with a realitor and we listed it at the wrong time of year. A month after school started. It sold right after school let out and people begin to move. I would suggest that you list it, if you haven't already. Know I haven't helped but I do wish you the best of luck.

You sure have your choice of answers to this one, from I've read so far.

My advise to anyone thinking of selling, if you don't HAVE to move, don't put your house on the market! We're seeing really outrageous low ball offers, and unreasonable requests. The few buyers that are out there, think they can just steal what they want. It's a shame. Housing prices everywhere are experiencing a decrease in value. Some are selling below assessed value. So as much as I'd like to give you advise on how to sell it, I can't . It's doesn't sound like you really need to move.

Scillie is right, I've heard that too about burying a statue.. It's a plastic Saint Joseph statue that is supposed to be buried head-down in the ground. They can be ordered off the Internet. I honestly plan to do this when I sell mine - perhaps get the full asking price. Can't hurt, might help. Good Luck!

Below is a link to buy the St. Joseph Home-Selling Kit.

Have a Realtor come out and give you a market analysis. It is free! You could have a house stager stage your house. Find out what every person who sees it says about it. Hire a Realtor, make your Realtor call the agents and get feedback every time it is shown. Go look at the competition's houses. make your Realtor show you a few houses that r 4 sale around you. Ask 4 a list of all sold property too.Clear out all clutter. Make sure it smells nice too. Decorate neutral colors i.e. paint , wallpaper. Offer a carpet allowance to buyer or bonus to Realtors.

The market is slow right now.
It's a buyers market, meaning that there are more sellers than there are buyers, so the buyers can be a lot more picky.

Have you had any offers?

The only way to sell in this market is to get the price to where someone will buy it even if this means taking less than you'd like for it.

It will sell if the price is right.

First, hire a real estate agent if you do not have one, ans second lower the price. You say its low, but if it were priced right it will sell. Sorry for the bad news. Prices are dropping almost daily now. Take a small hit now, or a big one in a few months.

Have you considered the type of neighborhood it's in, schools in the area, economy? There are a lot factors that can cause you not to sell. Also, the housing market is crashing right now, that is probably playing a hand in your lack of success. Good Luck!

Are similar houses selling in your area? The market is really slow these days in many areas, so even a really good deal might not get snapped up.

You might consider listing it with a realtor who has access to ways to promote it that you don't. I know that will cost you money - but having a house sitting unsold is also costing you money.

Good luck.
