We are selling property with a contract for deed and want to know how to file it with the county or wherever it legally needs to be filed to protect us and the buyer.

Deeds are recorded with the county recorder's office in the county where the property is located. However, I would get an escrow company or attorney to assist you. The recorder's office will take anything and record it, as long as you pay them - it doesn't mean that what you recorded was proper or legal.

It probably varies by state, the first thing to do would be contact a lawyer who deals with these types of issues.
