I am trying to sell my house quickly and I would like to know if there is another way besides listing it for sale and following the process of showing in and accepting offers from buyers.

why are so many people moving from michigan? houses are popping up all over? should I stay or leave? or should I buy a cheap house? Im living in an apt at the moment! my kids are off to college and im free as a bird not knwing which way to go now! I have lots on my mind i want to make sure I make the right move!
too many are leaving michigan now something is up! but what??

Recently, my boyfriend told his landlord he was planning to move out as of October 31st (early notice that he was going to deliver a written 30 day notice, basically) and she got angry and demanded that he and his roommate both move out by the end of September (1.5 weeks at the time). Since he has a place to stay with me, that was not a major problem for him (and would save him October's rent) but a couple of days later she told not him, but his roommate, that they had until October 31st to move out. My boyfriend immediately gave written 30 day notice (so at least he can prorate October's rent if she is going to jerk him around like that) but she has still not given either of them any kind of written notification.
She legally has to tell them in writing, correct? Does anyone know, would his roommate be breaking the law by not leaving unless and until she gives him written 30 days notice? (By the way, this is a month-to-month tenancy; the lease expired several years ago). Thank you.

I have been approved to move into a privately owned building... the owner lives out of state... she told me to look over the apartment one more time before I signed the lease to see if there was anything I was concerned about. I met with the manager and she took me to look over the apartment. The carpet had been cleaned but the apartment had not been painted. Even though it wasn't really dirty I noticed some new spackle over a few places where the last tenant had lived there. I asked the manager whether the apartment would be painted before we moved in... of course she didn't know... She checked with the owner who apparently said she was not going to paint the apartment but I could tell her which parts of the aparment I want to have painted. I thought landlords have to paint an apartment between tenants for health reasons... Is she violating regulations... My husband really wants us to move into this apartment so I don't know how much to push this owner... What is your advice?

off rights to the home. However, they are sending mail with both our names on it and naming him in the process. what does this mean? I purchased the house alone, why are they also naming him? Does this mean that he could possible have a foreclosure, too, even though none of his credit information was used to purchase the home. Please help...

My current landlord doesn't want pets. I'm supposed to pick up a Puppy (that is stranded) on friday...and i don't know what to do with her. I can't leave her with anyone at that age since she will be bonding with a family that's not me. where i am moving, i am allowed to have dog but what do I do for the next month?

i am tired of expensive living in northen california and i am thinking to move and live relax and not worry about high mortgage payment.
i've been wholesaleing automobile from one state to another state for a long time and it makes no different if i live in CA or TX or anywhere else.
also i am a city person which i like to have the aminities like sports,good hospitals,good school for my little doughter and my beautiful wife.

I was notified several weeks ago of a leak originating from the 2nd floor laundry room to the 1st floor ceiling, causing 6k in damage. The tenant does not believe they caused the issue, however written statements from a general contractor and plumber identified no signs of burst or leaky pipes. Leak was directly under tenants washer. I would like to remain my insurance dedubtible for this. Can I wait till the end of their lease (6 months from now) or do I have to try and collect no. I rather wait, so they don't try and retaliate since they are claiming it is not their fault. I don't have a problem paying if its my fault, but simply this is not the case. Your suggestions and thoughts are apprecited. Thanks

My aunt has a 2-story 2001 home at Glendale, AZ
this month, we are unable to to pay for our monthly payment. It has been on the market for 1 1/2 years now. We had a buyer, but right before closing the funds were not transferred b/c they found that he had been fired in his job.
Anyway, my aunt did a refinance to have money to keep paying the monthly mortgages for that house and the house she is currently residing.
I know this might not be the best place to do this, but we are desperate. The orginal price for the house was 310,000 and it has been lowered to 270,000 but we still have no buyer.
Is it even possible to have someone just continue the monthly payments and have the prop. transferred to their name?
I don't want to see my aunt do a foreclosure... I need advice.

We are considering buying a vacation home to rent out at some point in the Outer Banks of North Carolina, possibly in the Whalehead Beach area. But I am having a hard time understanding how the money works out. Rough example: The house we just stayed in rents for $4,500/wk in season, which I am guessing is about 12 weeks long. If it was fully rented (and assuming we would actually get the $4500), that would be $54k. Let's say $70k/year income including some off-season rentals.

It's on the market for $1,175,000. If we were to get a 6% loan that would be $70,500/year for interest alone. I have no idea how much insurance would be, but in a hurricane-prone area like OBX, I'd expect it's a lot. I'm guessing PITI would be $90k. My numbers may be a bit off, but that's still in the area of $20k/year in the red. If I'm way off, please tell me, 'cause I don't get how it would work out. Do you need sub-prime?

And how in the world would one get down payment on $1m, or do people even make one?

If you have a choice between two houses in the same area:
a. A house built in 2003 with "Energy Star" features, in a new neighborhood, open floor plan, but smaller yard.
b. A house built in 1980 with matured trees, large yard, priced cheaper, but needs updates. (note: Assuming you can't upgrade an old house into "Energy Star" compliant.)
Which one is more appealing to you? What other factors will you take into consideration?

Me and my girlfriend are going to move in Saturday to an apartment... Its a long story, but we have the money for anything and everything we need. The landlord will give us the apartment at anytime when we decide to put down the deposits and stuff. What else do we need to pay for and stuff. BTW, this is in Miami, Florida.

I've been here all of 2 wks & have NO idea WTH's the problem. Paid $1660 & moved into an apt on 9/7 (rent is $600/mth so paid $600 sec dep, $460 prorated Sept rent, $600 last mth rent) A wk after I moved in, I rec'd a mailed copy of my lease, looked ev'thing over, appeared OK. On 9/15, I rec'd a statement from Property Mgmt saying that I need to pay the $600 for Oct rent to avoid more late fees & possible legal action. Yesterday, in the sliding door, I found a 3-day notice (left 9/21) to leave premises, in essence saying that I am to leave on/before 9/25 for non-payment of rent for Oct. 1. So of course, I pull out the lease again to see if there's ANYTHING on it stating that I still owed $600 for rent for next month. THAT's when I noticed they applied the $600 last mth's rent to AUG (as in..LAST MTH, but that's not right, is it?? ) I didn't even sign the lease til 8/25, so why charge me full PREV month. Also, the statement has my apt # as 80B, but it's 78. Do I need an attorney?

I was just curious if landlords generally allow mid-month leases? I'm moving soon and it would be convenient to have a lease start 2 weeks into October. Obviously I'll ask the landlord, but just wanted to see what others' experiences have been with this.

If this does happen, does the tennant usually pay a pro-rated rate for the portion of the month?

I have moved to an area with expensive real estate, but I still want to buy a little house (run down) that I can fix up and live in. I have $20K for a down payment, but lousy credit. Has anyone ever done a deal like this, maybe with owner financing or with some sort of agreement to share proceeds upon resale?

We have found a home which we would like to make an offer. The asking price is $179900, a bit below market for the area, but in need of updating (cosmetically). We would like to make an offer that would include them seller paying all closing, or allowing us $5000 for closing (that we could include in our loan). What kind of offer should we present?

I'm renting a house where the owner has not paid the mortgage in 6 months. She is telling property management, she is selling it to family member. I went to the recorders office and got copies of the Notice of Default. She has not paid up nor has she sold the property. Once the date of Oct 18th gets here. I was told the auction could take 30 days. The new owners of the bank then has to give me a 30 day notice to move. Which will take me to Christmas. I don't want to move during Christmas. Step by step what is going to happen? I'm making myself sick over this.
