Dallas is an OK place to live. I personally prefer San Antonio or Austin but that's just me.

It isn't that real estate in TX is cheap, it's that CA real estate is so GROSSLY overpriced! I lived in a small shoe-box of a place in Moreno Valley in Riverside County in the early 80s. Paid $60,000 for it and sold it 2 years later for the same price. It sold last year for over $375k. That much money for a 1,300 square foot home is simply absurd; it only has one bath and doesn't even have central heat and air!

Dallas is anything but boring. You name it, Dallas has it.

The auto business thrives all over TX.

Lots of great areas to live. Take your pick.

Dallas does get hit by the vestiges of hurricanes sometimes with torrential rains mostly; the winds have largely died down by the time the storms make it that far inland. Tornadoes are the biggest weather hazard in most of TX. TX is ground zero in Tornado Alley.

Winters are relatively mild. Somewhat damp with little snow. Occasional ice storms can be a problem. Summers are searingly hot and humid.

where in Northern California do you live?

I'm in SF/Daly City.

Maybe you don't have to leave Northern CA. If the money is not an issue, would you love to stay where you at now?

If I can show you in person, (IN PERSON) something that might change the course of your life, would you be willing to hear it? see it?

I'm hoping you're not one of those negative people that says no before they even see it.

Best,
