I was just curious if landlords generally allow mid-month leases? I'm moving soon and it would be convenient to have a lease start 2 weeks into October. Obviously I'll ask the landlord, but just wanted to see what others' experiences have been with this.

If this does happen, does the tennant usually pay a pro-rated rate for the portion of the month?

Yeah, you can move mid-October just fine, they just pro-rate the monthly cost of the rent divided by the days in that specific month so that they can obtain the daily cost of rent for the month, and then they multiply that daily rent cost times the amount of days you will be there for that specific month.

I used to do that all the time, and I would end up paying rent for both places for one week to give myself plenty of time to clean and make sure I got my full deposit back!

Sure you can and it happens with some frequency.

What I usually do is pro-rate the rent and write the lease for 11 months + x days

for example, moved in on Sep 15, rent would be 1/2 month, full month due on Oct 1, lease runs 9/15/07-8/31/08
OR late in the month will give them a free week
for example moved in 9/23, no rent from 9/23-9/30 lease runs 10/1/07-9/30/08

Depends on the landlord. Some will date a lease as the day you moved in. If it's mid-month, some will just expect the first rent on the next first of the month and you can move in now. Some tightwads will ask you for 2 weeks rent when you move in and still date the lease the next first. Like I said, depends on the landlord.

They'd usually have you pay a prorated amount for the partial month, then run the lease for a year after the first of the next month, but it's legal either way.

Sure you can move in on any day, they will just pro-rate the rent. If it rents for a $1,000 per month, that would be $33.33 per day (30 day month) so for 2 weeks it would be $500. But the rent will be due on the first of next month if full.
