My husband started a new business (as a new home contractor) a little over a year ago, so it looks like we have not made very much as far as income for this year or last year. My husband does use money from the company to pay our bills, but the money is not considered income. Is there a mortagage company that can look at the fact that we have a really good credit score without considering our income situation?? We have also considered doing a equity loan....is there a place that will loan you 100% of the equity in your home without needing verification of income? or tax records?

We just got a commitment for a mortgage to close in a week, and after we, the title company and our realtor all received the loan commitment and scheduled the closing, the lender called back and said the terms were different than they'd said and issued a new commitment letter. Is this legal? We live in Florida if that matters.

Many of you may know the home sale exclusion act which allows a $250k capital gains exclusion ($500k if married) if you lived in your house and owned it 2 of the last 5 years.
My question is what happens if you rented an apartment for 2 years, then bought it, lived in it for a year, and then rented it out for 3. IN this circumstance you owned it for 4 years, but rented it out for 3, bbut have lived in the house for 2 of the last 5 years.
would u qualify for this exclusion? Or would you have to move in and live in it for 1 more year. thanks!

im thinking of buying my own property with my partner as a first time buyer, what age do you have to be to qualify for a mortgage as im 23 and just graduated 2 weeks ago. im looking for full time work now.
how long do i have to work for until i can apply for a mortgage. has anyone had any problems or anything i need to know as we both are young and need advice please.

Okay- so my roommates refuse not to do drugs in the apartment that we live in togther. We are all on the lease. Today I called the management office and they said that they are going to send a patrol guard out at about 9:00 tonight. If they find that they are doing something then they will call the police. The leasing office says that they are keeping me as far away from the issue as possible. They aren't going to tell my rooommates that it was me who contacted them or anything. If they get caught it's an automatic eviction. The leasing office said that they maybe be able to disassociate me with them on the lease and that way I wouldn't get evicted.

Do you think I went too far or was it the right thing to do? Also, does the leasing office seem to be taking the right steps?

One salesman told us that we should ask if the frame is fitted to the floor plan layout, and if the insulation was blown into the walls or just layed out in the sheets. And other such questions. I'm living in New Brunswick, Canada, and I don't have a lease. When I moved in we discussed this, and he encouraged me to get a roommate (it's a 2 bedroom apt), he just wanted a reference first. Now he's trying to sell the house (it's been on the market for 4 months now and no serious prospects at the moment) and he says he doesn't want me to get one, because it would "complicate things". Is he legally allowed to refuse me? I doubt he could find reasonable objection to her, as she would have excellent references.

I know everyone is going to think I am crazy, but in our first attempt at renting out an apartment we seem to have gotten the tenant from Hell. We agreed to let her move in with 1 dog and 2 cats. She promptly moved in with 1 dog and 11 cats. Her apartment rent was being subsidized by a local charity group, so the first months rent and security were paid. However, after finding out about the unauthorized animals we asked her to remove them and she refused. The charity pulled their funding because she was unwilling to follow our rental contract. We gave her a date of eviction as of Sept. 1st. She has presently planted herself in the apartment, not paying any rent and still has 12 animals in this 900 sq. ft. apartment. She has let us know that she is there and there is nothing we can do about it. We have contacted a lawyer and are having her served with eviction papers, but is there a chance the court will rule she can stay???

I just checked my banks website and I'm still running at a high rate. Does it only adjust after my next payment cycle? they are offering a fixed option for a full point and a half less but I can't see why they would offer that unless they expect my adjustable to go even lower in the short term. Is it time to go to a new bank or wait and see if my own rate is lowered given the market?
