I live in Utah. The Lessee has subleased or rented the property (which is ok). The lease agreement says that if the lessee doesn't make a payment, I need to send a notice of default (which I wrote up and faxed to the lessee). The lessee has 5 days to cure such default (which they haven't). Since they didn't, I now have the right to terminate all rights they have to the property. I don't necessarily want to evict the current tenant. I'm willing to write up a contract with them so they can stay. I need to know if faxing the declaration of default, that I wrote up is legal "written notice". I also need to know if there is anything else that I need to do legaly so I can bypass the lessee and go to the current tenant and sign a contract with them and just have them start paying me.

Hi,
I would like to move out of my apartment without paying the last month's rent, because I've heard that my landlord doesn't return the deposit to anybody.
The apartment is supposed to be rent stabilized but it's not.
My lease expired a month ago and my landlord has raised the rent and gave me a one month to think,without a written notice, just verbally.

I moved in to my aparment in July, upon moving in the landlord knew that the former occupants trashed the place and there was a massive amount of cockroaches. When we inspected the apartment, we were told that the cabnents would get fixed, the carpet would be replaced, and they would finish cleaning, repair the air conditioner, and toliet We had no ideas about the roaches.

Well the day we moved in, I opened the cabinet and four roaches crawlled out, and fell to the counter,. then upon walking around i counted about 13 more roaches. I called the aparment complex and they sent out another person to spray the aparment, even though they just did it 5 days ago. Then I found out that she was hoping that the roaches were dead, and that there was tons in there the day before.

It is now september, and we just had our apartment sprayed for the 4th time, the carpet, cabinets, are still not fixed, there is a soft spot now on the floor due to the toliet being broken. is this enough?

My roommates moved into a house in June, the landlord said they were adding another room and to search for a new roommate. Thats where I came in. All along the management company/landlord promised me that the room was permitted and legal. I moved in to the house in August.

In the last few week the city building inspector came by and said I have to be out by October 7. I signed the lease until May.

Should the management company compensate me? How much compensation should I demand? I was thinking something like 3 months worth of rent, for August, September and for October since I have to find a new place with very little time.

Before I consider legal action, I'd like to make a demand for compensation first.

i decided to sell my home a while ago and i signed a contract to sell this house to this certain buyer. This buyer is a lawyer. Now I have changed my mind to sell my hom and the buyer is saying he already sold his house and he'll sue me a million dollars if i back out of the contract. wut should i do??

around this time my intrest rate will jump up2% on an already high 8% of $160k loan.
I am the primary on the home loan but just recently had a baby and currently not working.
Barely a newlywed, Should i ask my husband to refinance the home and become primary? if so would i still be credited for being the secondary on the loan towards my credit score that im still trying to repair?
His credit Score is much higher than mine, so do he? automatically qualitify for a lower intrest rate?
Or should i wait to refi until i return back to work to continue to improve ?
All over the world homeowners are losing their houses, What should i do?

I have had an accepted contract on my house for about thirty days. The closing date is in one week. In the contract the purchase was contingent on a home inspection, this inspection was to be performed no later than 10 days prior to closing. They just had it done today 7 days before closing. Do they have any recourse to back out now because they waited to long? All of this is in writing in my contract. If there are any major repairs there is no way I can get them done and most importantly paid for in 7 days. I do not have any "room" left to go down in price on my house either. One last thing.. in the contract we negotiated a 600 repair cap, state of TN if it helps. Please elaborate on answers, I have to be able to close on the date that we set. Thank you.

Is there anyone here that does know the law about the Property taxes here in Illinois?
I just went to the Board of Review and put in a complaint about my Property Taxes and found out ,that they had my House listed at 1200sq insted of 960sq. Somebody will come out and re-measure the house they told me.Is there a way to get back the overpayed monies from the last 5 years since I live here in this house ?Is there a chance getting any thing back due to overpayment or what? I never knew that I had the option to complain about the taxes and to get it reduced etc.
So what is there I can do about it . I have a hearing on October the 2nd regarding the taxes. So what do I say regarding this?

you cant apply for a bunch of mortgages and then compare because the app fees are a few hundred dollars

interest rates may be changing daily and may change based on whats in your application.

mortgage companies may tell you a low rate then bait and switch.

so whats the best way to shop for a mortgage.

My husband and I are struggling with our bills, I hate my job - it is starting to come home at night with me. I cannot afford to quit. My husband & I thought we should move out of state closer to his family (not mine) were the cost of living is much cheaper. We have no savings & we are behind on our house payments by 2 months. He feels we should just spend our paychecks this week get a truck & move. I feel like that will solve nothing - just moving the problems. I think we should stick with it and try to get what little profit we will make from the sale then move. Is there a point to moving if the goal is starting over and we have nothing to start over with??

We were told that we have 30 days to clear out our laundry room & garage for his "personal" use. He does not live at the same place as us. We have lived there for about 4 years now, & the old landlord sold the place to the new guy & he wants the space. We will have NO storage what so-ever for our 3 bedroom house, there is no atic or basement, & now we will have no where to wash our clothes (or put the washer & dryer we paid for).

Can he do that? & if so should we not have to pay as much for Rent???

my sister lives in south dakota and recently was to sell a house she owns. Her and her hubby signed papers for the house to sell at 80,000, and the first day it was sold, to an employee of the agency selling the house no less.
Well i believe as well as others the the house value far exceeds 80,000 and she got scammed by the realtor, this happened monday and tuesday they signed the papers to agree to the 80,000 offer, which my sister claims they had to accept being that 80 was the limit.
Is there any way outta this? for instance a 30 day period or something ? i don't want my sister to get rippd, but i'm fearing she made a mistake

My husband's credit score is hovering right below 700. We are ready to buy a house. I am wondering what type of rate we could get. His credit looks very good, no negative info, just not a lengthy credit history. His score keeps going up every month or so. Any one have any insight?

Me and my boyfriend are getting an apartment together. We have a child so it has to be a 2 bedroom. We found one for $875 (we live in CT so trust me thats the cheapest they come!) I bring home 1750 a month and he brings home 1200 a month so the question is, should the bills still be split equal? Or should I be putting more since I make more?

We are due to close on our house next Tuesday. Our interest rate is 6.75% on an FHA. This past Tuesday, the interest rate was lowered by .5% by the Federal Reserve to help with the economy, etc. Do you think our mortgage company will lower our rate now that this has occurred? I hope they do because we haven't signed anything just yet besides some pre-approval paperwork and I would think we could get a better deal now...there or elsewhere. Thanks in advance.

So I have been living in my apartment since January 2006. I originally signed a 6 month lease and then in June 2006 I signed another year lease that expired in June 2007. I assumed that after that my lease period would be month-to-month but I never recieved a letter saying that it would be automatically renewed or anything like that.
I was originally told by the landlord that all they needed was a 30 day notice that I was moving out. Well, now they tell me after I gave my 30 day notice that they need a 60 day notice and that it was all in my lease.
First problem is that I never received a copy of either of my leases. I requested them 3-4 times and they never gave them to me.
Also, I looked up Wisconsin tenant laws and it states "if the lease provides that it will be automatically renewed or extended unless you give advance notice of termination, the landlord must "remind" you of the provision at least 15-30 days in advance of the notice deadline." What can I do?

I have to say that my credit score is acceptable (635) but my husband doesn't have any SS number and of course no credit.
So, I think that's the reason this interest rate is kind of high.

WHat do you think?

Ok so my mother in law was living with Alzheimers on her own for a while. She lives, well (lived) in the now infamous Maple Heights Ohio. I wouldn't be surprised is she was refinancing every time someone called or knocked on her door.

Her home is now in foreclosure. She is living with her sister who is taking care of her.

Is there any loophole in the law that will help her as she was not mentally competent enough to understand what she was signing? We don't really care about the house, they can have it as even if it were in good condition it would be worth nothing anyways, we just don't want people coming after her and garnishing her already next-to-nothing income. The house was completely paid off a couple of years ago now she owes 66,000.

I know nothing, anything you can tell me would help. Appreciate it.
