I've always wondered why Buyers tend to have two loans instead of just taking out one loan to purchase. Why is this?

I signed a 9 month contract with my agent that allows him to sell my home. I have regretted signing with him from day one. I dont feel he is performing and marketing my home based on what we agreed on. Is there a way to back out of the contract without legal implications if the agent agrees to it? If so, what would be needed to do this?

I've been offered a mortgage for a 30 year fixed rate of 7.625 on a conforming level2 fannie mae loan with 20% down. Fico score is at 616.Looking at 120k home.
(Midwestern homes are still affordable.)

Does this sound reasonable ?
Any input is appreciated.

Background, wife and I signed our agreement of sale back in May, commitment was done in July, closing is scheduled for November 15. I work in the commercial real estate business, I have been with my current employer for a tick under 2 years. Colleagues of mine from prior jobs are having me come back in tomorrow to their real estate company after meeting and discussing comp requirements last week if I was to come over. Same industry, similar job title, more pay, would changing to the new job before closing be an issue? Havent discussed yet with my mortgage guy, want it to be more concrete first.

I had a closing date for September 5th. Since then the sellers have been delaying the closing non-stop. They are going through a very nasty divorce and cant figure out who is getting what money. In the meantime I already registered my daughter in the new school. She hasnt even started becasue we live an hour away. my attorney just sent them a "time is of the essence" letter so hopefully we will close soon and I can get my daughter back into school but Does anyone know why this is affecting the sale. I have never bought a house or gone through a dirvorce so I'm not to familiar with this. Why cant we just do the closing and put the money in some sort of escrow. Then I can move in and they can deal with it withought stringing me along. I know they both have other places to live.

Is it still difficult to rent again? The story is it was a month to month agreement and I told them that I would be a month late on rent because I didn't have enough to cover, and then I said are you going to evict me because if you are I will just put in a 30 days notice now. At which point the apartment manager assured me that was not the case, and then a few weeks later I got an eviction notice. Can I file an appeal or anything like that? This was two years ago, and I am now moving out with my boyfriend. His credit is good, so I don't know if mine will matter since he has great rental history as well. I don't know what to do and I am stressing about it. Any help/advice is appreciated. Thanks

I was on title with a partner on a property. He wanted to keep it and I did not. He took out a refinance on the property in his name only (I'm not on the the refinance mortgage). We removed me from title and went our seperate ways.

If he runs into financial trouble down the road can I still be on the hook for anything since I was on the original loan?

Thanks!

I was evicted two years ago from an apt, and I was wondering if an apartment would find out if I didn't put that particular place on my rental application... is it even possible to get an apartment after you were evicted in the state of Oregon? Any info would help. Thanks!

I'm refinancing my house and my new lender said we are going through their "retail arm". What does that mean? I thought arm meant adjustable rate mortgage, but we're going FHA fixed rate. I'm lost. Help please!

i was reading on "how much house can you afford" and it was saying that banks determine how much you qualify to borrow by adding all your debts up and your monthly mortgage payment and it needs to equal "36%" or less of your monthly income, is that gross, or bring home?

I was origianlly living in the house, my ex requested possession and it was granted. The problem is I stopped living there months ago (April) and have tenants there, who would like to stay indefinately or at least another three months when the lease runs out. Can he put them out on this judgement against me or does he have to file a separate eviction on them? I live in Maryland.
