without ever going there, is it possible to handle all transactions online and through faxing?
See, I am going to start an online business with a base in the apartment and I have to know what to expect when actually renting the property.
I have to know if, since my business is wholly based online and my initial office will be in the apartment, do I have to register it?

Ok, So I put an offer for a bank owned home. They were asking $133,000, I submitted an offer for $105,000. They cam back and countered the offer at $132,000 ($1,000 less than asking price). The home has been on the market since April.2007 and was listed then at $139,000.

Why would the bank come back with a counter offer of $1,000 less than the asking price? (Because I put in such a low starting offer?)

What should my next counter offer be? (Please give me your opinion)

The home needs a new roof within a year, needs to be converted to copper plumbing, yard needs to be relevels and drains put in as all the neighbors yards slope to this homes yard.

14 years ago she was the only one living at home so her and mum took out a mortgage to buy our council house, they paid £8000 for it. My sister then met and married a man the same year she moved miles away from home and mum lived by herself, never once did she pay the mortgage or do any work to the house for mum. A couple of yrs ago mum got very sick, she couldn't look after herself so between me and my 4 sisters we looked after her,taking it in turns to sleep over. Mum died a couple of months ago and my sister gets the house, now valued at approx £280,000. Mum had spoke to her privately when she first got sick and asked her, when the house is sold would she make sure the rest of the family get some of her share, nothing was put in writing. The house is empty she said she cant bear to sell it. What the hell is she playing at nobody would leave a £280,000 house sitting empty for sentimental reasons. What do you think?

I just moved into a townhouse in a gated community and each unit is privately owned, and the owner said the rent was $950.00 but on the move in date when I went to pick up the keyes she tells me that she forgot to tell me about the HOA fees, which are $220.00 and that I was responsible for paying. this brings the rent to $1170.00 for a townhouse with no yard. Is this right? Please let me know..

Hi,

The Tenant that signed the lease is a church member(Pastor). He left the property without informing us and another member who started residing there payed the rent on time. He lived there for an year and we realized he is overusing the property
and always more than the family members are staying aboard.
We asked him to vacate and listed a set of damaged items that need to be fixed. After he left we realized he hasn't fixed anything and the deposit covered most of the fixes. He is taking us to small claims court now.
He didn't pay the deposit nor did he sign the lease. He didn't leave us with his change of address, so we didn't know where to send the letter saying that the deposit covers the damages. By the time we realized that we can send the letter to our rental home itself it is past 21 days.
He is taking us to small claims court saying that we haven't responded within 21 days.
Do we stand a chance if we contend

We signed a month to month rental agreement in Sacramento, Ca and moved in to the apartment on September 5th. We did not want to sign a 6 month plus lease because we were in the process of looking to buy a home which we had discussed with the office so they were aware of our intentions. We had an offer excepted to purchase our home on September 14th and gave our 30 day notice on Sept. 14th in writing to let them know that we would be moving out on Oct. 14th. We are now being told that we will have to pay rent up until Oct. 31st. I was under the impression that a month to month agreement was just that.... month to month. We moved in Sept. 5th, gave a 30 day notice on Sept. 14th to vacate on Oct. 14th. What am I missing or not understanding about a month to month agreement. We will be here a month plus some days and have given them a 30 day notice. why would we have to pay rent until october 31st?

A walkthrough was completed with me, and signed for all damages they found. At the time, they said the carpets were fine, and just needed to be professionally cleaned. Now, a week later, they are claiming they needed to pull the entire carpet out, which I know didn't need to be performed. Can they do that, and charge me for it? Also, I had them signed on the exit walkthrough, that any changes or increases to the initial cleaning estimates, that they needed to notify me first. They went ahead and perfomed all the work anyway. What are my rights in this situation?

I am considering renting a condo from a woman in Miami Beach Florida. The property is listed on craigslist.com, vacationrentals.com, and she also has her own website.

Everything looks legit, but is there anything I can do to protect myself from scam artists. I would hate to send money to some stranger, then arrive in Florida and don't have a place to stay.

Are these people required to register somewhere, or do websites such as vacationrentals.com screen people before they are allowed to list a property?

Has anyone ever done this before? If so, what was your experience?

Landlord had her old atty draw up a notice to quit which states that money received after Sept 1st will not be accepted as rent. blah blah blah... Today received an email from landlord stating that she now has a new attorney and gave the name and number for my attorney to contact him. (My atty is away so I can not ask him anything)

Does this mean that the Notice to Quit is now Nul and Void because she has a new attorney? I really need help on this one, she is making my life miserable and she knows that my atty is away and I can't do anything!!! She also hired a Property Manager and had him move into my apartment ALSO ILLEGAL, and also took all the pots and pans and tupperware and hid them so I could not use them. This all started because my stove died and she said she was not going to replace it after 2 wks of arguing with her I finally called board of health, and she was ticked but after a month I finally got the stove and then the notice to quit letter. I live in MA

My husband and I were involved in a lease to own situation. The other party backed out early and gave us a buy or lose. We were not ready and so, my mother in law helped us out. Her name is on the loan, but all the money (down payment) and the payments come from us. We really need to get this into our name. We don't have good credit and our down payment was taken when we purchased. We were told that we could get a "refinance" loan without having to purchase the house from the parents as we have been making the payments. I am not finding anyone who understands this thinking and I need help. We have an interest only adjustable rate first and regular fixed rate second but the rate is very high. I need to consolidate and take over both loans.

They can certainly pay the rent, but they are almost choosing not too. They are now 15 days late and are acting like they don't care that I may threaten with eviction. I get the feeling they want me to evict so they are relieved of the lease agreement and aren't responsible for the remainder of the lease. They wanted a shorter rent when they moved in. What can I do in this situation? I'm in a college town and already have tenants signed on for next year. It will be extraordinarily difficult to get tenants for a 6-month period before the next group.
