I'm not sure about Washington, but typically, adverse possession includes paying taxes in addition to using the property for a minimum number of years.

It also isn't just a matter of saying, now it's mine, you have to go to court and get the property re-deed to you.

You need a real lawyer and not the advice of an internet forum. Adverse possession is rare and the person claiming adverse possession usually has some high burdens of proof to meet.
