I am a newly real estate agent, and i really don't have any experience........I want to ask somebody how to get clients....i've done anything possible and nothing happends!!!!!! what have you done that has worked for you?

my home is a double, but the utilities are not separate. which in my opinion does not make it a good rental property investment. it could easily be converted to a single. how would this affect it's value? it would at least attract a wider audience when selling. it is currently 2bedroom 1 bath down plus dining room. up is 1 bedroom/1 bath. it could convert to 4 or 5 bedrooms as a single. (4 bedrooms would have a nicer layout)

located in montreal, quebec. but im pretty sure the rules are the same as the US.

i am leaving before my lease is over so i am tranfering over my lease to this girl who i have been talking to over the phone for 2 weeks. i have not met her in person since she lives 7 hours away but i think she's the pefect person to give my apartment to because she's just like me, lifestyle vise. she has done the application, deposit money is ready, and she's ready to move-in.

the apartment janitor who collects the rent and etc. does not like her. he has only spoke with her once over the telephone for 1-2 minutes and is making harsh judgements about her. he has agreed to let her take over the apartment but said that if anything goes wrong with her he is going to kick her out and i am going to have to pay the consequences. does he have to rights to do that to me?

also this is an extra side question. is it nornal to have to pay for transfer papers when you have to transfer a lease?

I bought a home 9 months ago and I was told that the roof was all good but I had a little leak last week so what do I do about this situation? I have a 1 year warranty paid by the owner do you think it should cover it or how can I get somebody fix it?

my real estate law is long forgotten. However I know there is a law that stipulates that if a property owner unknowingly uses adjacent property belived to be his it does become that persons property after a number of years.

I would like to find a way to find out some things about the house I'm renting. It was built in 1994 (that's what the landlord said). Is there a way that I can out things, like find out if it was indeed built in 1994 & what kind of insulation was put in it, what kind of windows are in it, etc? The reason I ask is because I've just lived here, not 2 months yet. I got my first full month's electric bill & it is $210! We've had a hard time keeping it cool in here. The CH&A unit is a little too small for this size house. I researched & found that out. The landlord didn't want to update it to a new unit. He said I had to keep in mind it was 90 degrees outside. Said no one else had ever complained about it not getting cool enough. So the unit has been running 24/7, it never got to the right temp to cut off. I asked if that would run the electric bill up. He said no. I need 2 find out info about the house 2 confront him with. Also, is there a "renter's law" somewhere, so I cn knw my rights?

I keep getting mail that tells me if I can add 1 extra mortgage payment a year that it will reduce my 15 year mortgage down to almost half. Has anyone ever heard of this. I'm wondering if this is possible.

i want to by a house in canada,i am a newcomer.i found a agent,i sign the agreement for 3 monts,but after he took me to see 5 houses,i couldn t find him,not on the phone.he missed the apoiments.i call his broker and he told me that he won t let me out of the contract if i don t pay him 3%from the price of the house i will by.the agent told him that he don t want with me also,but the broker don t let me out.what i have to do ,becouse i won t pay him aything cos his agent doesn t fulfilled his duty.i don t trust them in such important problem.,and i dont want onather of his agents.in the same time he is very rude.help me,please

and what are their pros and cons? I'm currently living in an apartment.and planning to buy my own house or condo. I like condo more than a house, because condo is the nearest to the city here, but speaking of practically, i also think of a house. Im a little bit confused. Can u help me?

I can buy a house in december. but should i wait for my children to finish school year (they in Gr 5, Gr2 and Jk) We have already change 3 schools because of our circumstances and it effacted there school performance. OR should i buy now because housing is getting more and more expensive day by day I would not find the house i want after 9 or 10 months with the money i saved.

I see the market taking a plung. I bought my house for 139000 and is selling it for 259000. it was worth 320000 about 8 months ago. Should I just cash out and take advantage of the market and buy a new home while its getting lower in value? or hold on to it hoping the value goes back up.

My mothers landlord is evicting herself and I granted I don't live there full time only when I come to take care of my mother who has cancer. I live in california but he's saying I live there but what ever that's not the point. We just got a letter saying he wants to enter the house tomorrow while were not home to inspect the premises and see what damage needs to be fixed. We are not ready for him to come in the place is still a mess and we currently only have one vehicle I killed my truck the other day so I will most likely be here when he thinks I wont be is there anything we can say or do that can not allow him to enter with out something from the court or something? We have not gone to court yet to find out when we need to be out I read the court can give any time between 2 weeks to 3 months. My mother who has cancer will most likely be given atleast a month if not more to leave. Any help can he enter if we don't want him to?

All Long-time Landlords.....when writing your rental contract is there ONE thing that you have found you would advise new Landlords to ALWAYS include on their rental contract which is commonly overlooked. We have a 7 page contract we are requiring our tenants to read and sign, but feel that a veteran landlord would read it and say we were missing some vital item that we have never even thought about. We have what amounts to the "basics" but I don't want something to come back on me later and bite me in the butt....if you know what I mean. So, what would be the ONE thing you would ALWAYS include in your rental contract no matter what.

I live in Canada, Sask. I'm 14, turning 15 in Feb. I want to move out, but I thought it would be easier, and possibly funner (hehe) to live in an appartment that's near my school. It's possible for me to make SOME money to pay for rent, but my parents could also pitch in. Is that legal? If my parents rent it out, but don't live there? Just me, while helping them pay for rent? Or is that a totally bogus idea? I don't want the poepoe involved in any way. Haha. That would not be good. If appartments arn't an option, I'll be moving in with one of my friends.

I have a friend who is going to sell me their property we have
all ready signed a contract however the property is still in the
name of the parent who recently pasted away a "will" clearly states that the property and all the wealth was to be left to my friend including the property in question will a quitclaim be the
proper form to file with the county to transfer ownership can the
"will" be used as evidence to defend the claim there are no other children involved or next of kin
