my home is a double, but the utilities are not separate. which in my opinion does not make it a good rental property investment. it could easily be converted to a single. how would this affect it's value? it would at least attract a wider audience when selling. it is currently 2bedroom 1 bath down plus dining room. up is 1 bedroom/1 bath. it could convert to 4 or 5 bedrooms as a single. (4 bedrooms would have a nicer layout)

It appears as if your home once was a single family home. At sometime someone decided to divide the home into a duplex.

You should check with the city planning office in your city to see if a permit was gotten to divide the house before attempting to sell the house. It could be an illegal division of the house.

Now to answer your question. The price of a house depends on the location and what other properties are going for in the area.

Normally a duplex will sell for a little more than a single family house, but then you have to factor in sq feet, # of bed and bathrooms along with other factors, closeness to schools and a few other things.

I hope this has been of some use to you, good luck.
