I always go in way below asking price and am always prepared to walk away I would offer 20.000..
you can always go up, meet in the middle, especially true if you do not have a property to sell your self.

I'd give you what you ask. Not doing so will only devalue the price of my new home, but the price of all the homes in my neighborhood, creating that downward spiral you fear.
