Once you sign a lease it is in effect. It is a legal contract and cannot be easily broken.

Can't cancel it unless they are violating it in some way. Tell them the price you're charging is as low as it is because it's not a luxury home. Give them a chance to do another walk through and list out the things they'd like fixed, but instruct them that unless it is a safety or livability concern that it is extremely unlikely you will be fixing it. Give them the option to back out of the lease by a certain date (really soon) so that you can find another tenant. Oh, and if you both do agree to cancel the lease then make sure it is in writing. Neither party wants this to come back and bite them in court when the other party 'forgot' about the conversation you had.

Can you prove by documentation that the landlord lied? Just saying it's so, doesn't mean a hill of beans. I would contact the city in which the property resides and as them about the leasing laws in your area.

No one ever give away their rights to think. What was the lie?? Don't say it, write it down, did the lie show in your signed agreement? Did you misunderstand what was said to you?
