I'm thinking of buying a doublewide and a private piece of land. How can I know for sure if it's zoned for mobile homes? Is there ever a guarantee, or is the information sometimes incorrect?

Check with your county's building department (or possibly planning department) to find out what the property is zoned as (residential, commercial, agricultural, rural-residential, etc.). Then, look at that zoning and find out whether the type of home you want to have is allowed.

The county ordinances will tell you what each zoning designation means and what is allowed. If it's not specifically set forth, it usually is not allowed.

As another poster said, the county may have various requirements to set up the mobile home. In the county that I live in, you're required to pull a permit to have it put on the land.

The information is rarely incorrect from county planning. Some people work off their tax bill or from the tax assessor's information, and that can be incorrect.

Contact city or county planning, ask what the zoning is and what that zoning allows. Some subdivisions have areas that allow DWs and some that don't, so know specifically which piece of land you are thinking about.

Go to the county zoning office and ask. That's the only way to get correct information.

Also, the county may have specific requirements for the set up of the mobile home.
