Renting & Real Estate - February 2007

My renters broke their lease and I am pro-rating the rent and charging them daily until I get renters. They also left an unpaid bill and broken sprinklers.

They keep calling and telling me they will take me to court, but they cheated me out of 3 months' rent if I don't rent the house. They did give me 30 days notice.

I live in California

I am interested in buying ahouse at a foreclosure sale but the deed shows a $70,000 IRS lien and a $50,000 Massachusetts lien as well as a town lien for back taxes. Since the liens are against the person who didnt pay his mortgage and is being foreclosed, if I were the next buyer would I have to pay them?

I have recently purchased a Condo, and would like to start renting it out. My real estate tax bill does not allocate any portion to land and feel that for depreciation purposes some allocation must be made towards the land. Does anyone have and suggestions and know what section of the Internal Revenue Code would show this?

it is still in her deceased husbands name. it hasnt gone through probate. She only owes about 11,000 on it. she wants us to take over then when we pay off the house start paying her. she wants 17,000 half of what she bought it for. how can we do this legally. she wants to keep her name on it until its paid but we want our name on it. we don't want to put money into fixing it up in case she decides she cant handle it on her own and wants it back.

Six of us own property. One of them said they would pay the taxes ($7000) and they didn't, but a white knight (the neighbor) paid them. Now what do we do. Do we have time to pay them and not lose the property? Thanks.

I am trying to find a rural proprty to rent in North Cumbria. We need either 4 bed, 1 reception or 3 bed, 2 reception room. We would also like about 3-5 acres if possible, although we can cope without the land. We have 3 dogs and a cat, but they are all well behaved and we are willing to put down a large deposit. We are not too bothered about the conditition of the house, and as we are looking for a long term let, we are willing to make improvements to the house. Can anyone help?

A lot of the lists of rented accomodation are in terms of bedrooms:

3 Bedrooms
2 Bedrooms
1 Bedroom
Studio Flat

What is this last classification- does it mean the flat is entirely open-plan?

Thanks!

this happened to me today. my roomate just happened to be there and the real estate agent and potential buyers just walked right on in without even knocking!! When they were confronted by my roomate, they said the owner had given them permission to go right on in and check it out. My landlord didn't even contact me (i do have a cell phone) about this deal.. Does he have the right to do this?

I'd like to get a property for investment ( let it for a while) but I do not have the 15% deposit thats needed. I've paid all my credit cards and now have substancial amount on them that could cover the deposit for a property.
I hope to put the credit card balance back into the morgage after some months when the morgage has gone through. Later depending on how much value the property will have gained sell up and start again or continue to let it out for a while.
Do you think its a wise move and if not, (apart from saving) what other way would be better? Your imput would be really appriciated.
