A friend is looking for software that allows him to add up costs from rentals his owns and real estate he sells, he currently does everything by hand. Is there any software that does this, specifically for small personal business? One that is relativly cheap but flexible, allowing monthly/yearly reports for taxes?

i want to give my son an opportunity to buy the duplex that he is renting. not rent with option, outright buying. i am told that it is not in my best interest to sell to a family member, but i don't know why, and no explanation is given for this. he will be offered the house just below fair market value, as he is a relative. why shouldn't i sell it to him?

I am in Gainesville, FL, which is an ever growing town due to the University of Florida. I am newly married and looking to become a first time home owner. My price range is 120K-175K. I really have 3 options:

1. I can get a house kind of in the ghetto (which the city is trying to restore) for 135K and fix it up.

2. I can get a nice house but built in the late 70's for 170K in a neighborhood that has almost doubled in value in the past four years.

3. Buy a brand new house for 150K, but it is on the outskirts of town.

Anyone with some real estate background have any thoughts? Thanks for your help in advance! :)

Just over 6 months ago we bought our first home, but unfortunately had to break our lease. Ofcourse the lease did state that we were responsible for rent until our apartment was re-rented, but i didnt expect it to be 6 months!!

We even paid for 1 month extra rent even after we handed over the apartment officially to the management company handling the apartment, and were willing to forfeit the security deposit. And even got them offers for renters who were willing to pay just $100 less rent than what they were asking for (nothing in writing). But now 6-7 months latter we are being asked for full rent as its just now that they are getting a renter at their expected rent.

I would be really grateful if someone could suggest the best course of action.. as i believe 6 months is a lot of time for an apartment to stay empty.. why couldnt the management company rent it earlier.. or lower their rent expectations in order to get renters? Am being threatened.. pay or collection agency!!

The sewer line in the house was backed up because one of the tenents was flushing tampons down the toilet. The water backed up into the downstairs apartment and caused significant damage. This is the second time the sewer line has backed up in just over a year-- for the same reason, with the same tenent. They were warned the first time, though not in writing-- just verbally. Should I hold them financially responsible?

I am in the mortgage loan business, and I would like to work with some of the best realtors in my area who can refer me business. So, here is my question: I would like to find out the top 30 realtors in my county. I live in Orange County, Florida in terms of who is taking part in the most Real Estate Transactions. Now, let me say first that I'm aware that this information is attainable through the Multiple Listing Service. However I am not a member of the MLS. Can someone help me with this research?

Is it legal for an apartment complex to charge you for shampooing the carpet (it does not state you have to do it in the lease), cleaning the apartment and painting the apartment when you move out?

My husband and I moved out of an apartment complex and they deducted these charges from our security deposit. When we left the apartment, I made sure it was clean - vaccuumed, cleaned the appliances/counters, and was on my hands and knees scrubbing the floors. (I'm also 3 months pregnant and shouldn't have been inhaling the fumes of the cleaners, but it had to be done.)

Now this is an apartment complex that brings in a minimum of $78000 a month just from the complex we lived at, and to my knowledge, they go in and clean and repaint between tenants every time, so why do I have to pay for this?!

Any advice is appreciated. This complex is in Toledo, Ohio.

Serious answers only - my blood pressure can't take smart asses.

We currently have an interest rate of 7 1/2%, but need some critical home repairs done that we can't afford. Wondering if refinancing and getting some cash is the best idea right now. We've been in the house 10 years.

I am in themarket for a house in Houston, Texas.
I don't know if it is better to buy an older house or a brand new one.

I am in Houston for 4 years only and I want to know where it is better to invest it in a new house or an old house. I mean regarding to the appreciation when I want to sell it later.

Any extra information about houses in houston and good areas for investment would be really great..
