Renting & Real Estate - February 2007

I moved out of state after Thanksgiving and wanted temporary housing until I found a place of my own. I decided to rent a room. I offered the guy a deposit with the first month's rent and he said no. That it was okay and he didn't want to sign a lease because if it didn't work out for him, he wanted no responsibility. And I agreed because I knew it would be temporary for myself. It has been 3 months and I still have not received keys for the home. I am 'supposed to use the garage door opener'. However, he has allowed another roommate to move in and has not even provided her with the garage door opener so every time I leave the home or she is out late at night, it has to stay open and the doors stay unlocked. She is out late, loud at night & belligerently drunk all the time. He told me recently that it would be very easy for him to find another roommate that suits him better (his gf doesn't like me). After he said that, I found another place. How much notice do I have to give?

If so, what tips and advice can you offer someone in the same situation who is also a full time college student, and has had credit since 17, always paid on time, never late, and good credit? It makes no sense to pay rent if you can buy. But how do you go about it?

I am apartment hunting now. I am aware that I must give written, 30 day's notice when I find a new place, not a problem. But what if my move out date happens to fall in between the 1st or end of the month? For example, if my move out date is April 12th, can my landlord make me pay for all of April's rent or just for the days in April that I occupy the apt? My original lease does not address this and only confirms the written notice part. If I don't have to pay the full rent, where can I look for reference so that I can present that to my shady, money hungry landlord who I'm sure will try to get every last penny out of me before I move. I live in NJ. Thanks all....

I am interested in making an offer on a home. The home has been on the market for one year and the seller is asking $169,000. This is $20,000 less than the original price. There is some work I'll want to do before I'll even move in -- approximately $5000 worth and I've learned the house will need a new roof in about 5 years. I intend to make an offer on the home for $153,000 and I'll pay closing (approximately $3000). This is my first experience buying a home and I'm a bit nervous about the offer. Any professional or otherwise intelligent advice is appreciated. Thank you.

I can get a $1,000 referral by saying a friend referred me (he is suppose to get the money but he is giving it to me cause he's a friend...). But, would the real estate agent be able to give me a better price on the overall home? Should the real estate agents price override that $1,000 cash? How do I get the best deal?

Thanks.

My landlord was charged with raping a girl as of Tuesday. [ http://www.mcall.com/news/local/police/all-4rapefeb23,0,2349055.story ] I always felt really uncomfortable around him, but this has taken it to a whole new level. Is him being charged a liable reason to break my lease? I have until October, but I don't feel safe living here anymore. Please help.

I have a client with a jumbo loan of iver 745k that with all his closing cost ppp and broker fees included. he wanted a 30 yr fix 10 i/o at a rate of 5.75. In todays market he would have to buy down the rate for like 1.07 percent. Ok so im charging him the broker feewhich is 1.25 and he is paying the bank to get that rate in the fives. Now he went to anotherlende and hat ender is using the old ican give you better cost bait. the borrower is a 720 FICO with good reserves of abot 29000 dollars he doesnt want to spent to much on buying down the rate. the other guy is telling him that they can do a 5.875 at a $9000 dollar flat fee. FOR TOTAL CLOSING COST. THATS IMPOSSIBLE
