Due to a recent lack of funds, me and my roomate decided that we're going to move off campus for my junior and senior year. Now, only problem is, we won't start renting pretty much till August or September. When is the best time to start the search an apartment? I pretty much have till June when I go home for break, and I want to make sure I have something secured by then. Yet I don't know when to start, and if I start now(near the beginning of March), if I will turn away the sellers.

From June 1st, any house being put on the UK market for sale will require an Energy Performance Certificate (EPC) as part of a home information pack for potential buyers. This will show how energy efficient a home is on a scale of A-G (similar to that on fridges etc). It will also show it’s CO2 output rating.

Recommendations will also be made as to how to improve the energy efficiency, reduce energy use, reduce CO2 output and reduce fuel costs.

There will be a cost to the homeowner to have an EPC done but that will be counterbalanced by energy savings and a reduction in global warming.

Your views please – do you think this is good or bad and what are your reasons?

example of how it was incorrectly priced...real price listing would be 120,000 but listed at 120$ It stated that price several times is there anything legally binding the realtor to the wrong price?

I recently refinanced my home so I could rebuild, but the contractor took the money and ran. He was recently indicted. Further, I recently lost my job as well, which makes it even harder to pay the higher mortgage payment. I've attempted to contact my banks, but they just give me the run around and don't help. Is there a way I can lower my mortgage payments, at least temporarily until I find another job?

Also, can you tell me if there are some types of fees thrown in there that I should be on the look out for that should not be there? On a $150,000 house in Phila, is Total Estimated Settlement charges of $11,500 reasonable after estimated closing costs of $5,100 and Estimated Prepaid Items/Reserves of $6,373? The total loan amount is $158k with a rate of 5.875 for 30years (fixed). Also, Total Est Funds to close would be $2,097 with a monthly payment of $1,140 (p,t,i). Also lists part of the closing as $6k from seller. Thank you.

currently I owe 280k w/ 6.375% 30 yr. fixed and impound of taxes for $1672.00 in So. Ca. I would like a lower interest rate and pull approx. 10-15K out and have been offered 10/30 int. only fixed @ 5.875 w/10k out same payment; or same prog. w/payoff of approx. 8k and payment $1720 all include impounds.

The home was purchased in 1991 brand new. It is a Commodore MFG Home. There has been three owners since then and the current owner cannot sell it until he has the title so that he can record and register it as real property. Can anyone help. I have the hud tag # and the Serial #

We're interested in a home that's been on the market for over a year. It has serious foundation problems that would require an immediate investment of $5,000 to $20,000 to make it right, therefore no other buyers are going near it. We feel it would be a worthwhile purchase because the home is in otherwise great condition, fits our needs as a family & is in the ideal neighborhood.

We put in a low offer hoping the seller would take into consideration the money we'd have to spend to fix problems, but were turned down same day with no counter offer. We were ready to negotiate & raise our offer if necessary, but the she never even gave us that opportunity.

I would like to write seller a friendly letter explaining our reasons for the low offer, and also to open the lines of communication in case she decides she's ready to negotiate later. I would ask that she contact us via our RE agent to keep things on the up and up. Everything has gone through agents so far, so is this acceptable?

I have a town house in another state, I have a property manager to manage it.

If my tenants move out a month before their lease ends and fail to pay that month's rent, is my property manager obligated to pay me for that month's rent?

The tenents did leave a deposit, but also left the town house in need of some major repairs that the deposit isn't going to cover.
Isn't the advantage of having a property manager so they can take care of these things legally? Will I be able to recover the month's lost rent? And use that deposit towards repairs only.

I need some info before I talk to my property manager about this. Someone please help.... Thanks!
