Renting & Real Estate - February 2007

Our cute home- MLS # 64120 in Klamath Falls Oregon has been on the market since September with no offers. It is the best house in the price range, it has wood floors, a charming faux log furnace, fresh paint inside and out, great neighborhood (not ghettolike most at this price) and is ready to move into (vacant)
Why will it NOT SELL? We have dropped the price to $82900.
This is a GREAT INVESTMENT or RENTAL. This is OREGON 20 minutes to the California border and the area is going to boom!
It's only 648 sq. feet, 2 bed 1 bath- but it has a clear pest and dry rot, and also a newer roof. It is ready to go. We live out of state, had to relocate and now we are going crazy wondering what is happening. Any thoughts? Our realtor keeps telling us there is lots of interest, lots of showings, etc. Just no buyers. Why??

The Dun & Bradstreet paydex score is above 80, and company has been in business for 5 years. Personal credit is strong (700+) but thats what we're trying to stay away from. I know about LLC and personally guaranteeing it that way. Just wanted to know if it was possible under a corporation. A lot of companies out there brag and boast about being able to do it but in the end never come through. I know how the game works for Trade credit and cash credit and was able to obtain the financing, just need to know the real estate side now. Any answers/help would be greatly appreciated

In her letter the damages were $3,500.00 with an indication of charging me an additional $2,000 in the future because she did not get an estimate within the 30 days.

My questions are 1. Can she charge me after the 30 days for more damages? and 2. Can she sue me for more money than she originally asked for?

There is a new build that was stopped before completion, the builder obviously ran out of funds. It is bank owned and being sold as is. It needs all carpet and wood floors laid, garage doors put on, landscaping and sod laid..... Is there anything we can ask the bank to do for us or give us a credit for if we offer to buy the REO? thanks! Kim

We were told by the landlord after a few months that she has to be added to the lease. She will have to fill out an application to do this. Is this necessary?

We have recently filed chapter 7 bankruptcy with the intention of keeping our house. While waiting for the discharge our house payment went up and we can no longer afford it. If we never signed a re-affirmation agreement to the mortgage company, can they still come after us for the money? Our bankruptcy was discharged a few days ago.

My boyfriend just bought a townhome and i will be living there with him and paying him rent. I want to come up with a fair amount that i should have to pay him. Taking into consideration:
the total monthly cost will be around $1100 a month.
I wont have my own bedroom( obviously sharing one with him)
And I am obviously not getting anything out of this at the end
He is the one that will be selling it and making a profit not me!
Please help me i dont know what is a fair amount that i should have to pay him each month. Kepp in mind that the $1100 includes association fee and yearly taxes!
Thank you!

We have been married about 2 years now, and we are currently renting. We are trying to find a place that we can afford, in a nice neighborhood, where we possibly can raise children one day and possibly not have to move. So I wanted to know what the pros and cons are to owning both house or town house to help us decide which one we should get. I like the idea of having a screened in pool in my back yard with a sliding glass door, and the privacy with a house. On a town house, i like the fact that we aren't responsible for the outside, but then again, i feel like you're still paying for it to be taken care of and you don't even really own it, just the inside of the walls. where with a house i honestly don't mind doing the outside work, or paying someone but at least you own it? confused. help me out. yes, it is our first home and we both have good jobs and credit.

When buying your first home, how important was/is location to you?

I found a wonderful house. 4 bedrooms, 3 full bathrooms, a huge front lawn and a modest back yard. It was built in 1920 and I haven't gotten a home inspection on it yet to look for asbestos and lead paint, but the work I think it needs is only cosmetic. 2067 square foot house for $125,000 (or less) is a good buy, right?

But the house is 30 miles away from my husband's job and my school and it is close (roughly 300 to 400 feet) to a railroad track.

How important is location to you with these other positives? This is our first home.

I own a house in Raleigh. When my girlfriend and I broke up, she refused to move out so I did. It's been 10 months and I finally got her to leave. However, she destroyed the carpet because she didn't take care of her animals, left the house in a state of absolute filth, stole my washer and dryer (and refuses to give it back), maxed out one of my credit cards without my knowledge, bought a mattress set with another credit card & isn't paying anything. She owes about 6 months rent. On top of everything else, she illegally obtained my girlfriend's (unlisted) phone number and home address, and constantly harassed her in the middle of the night. She owes about $6000 in rent, $3000 on the credit card, $600 for the mattress & the value of the washer and dryer is somewhere around $750....so in total, she owes me over $10,000.
I now live out of state. How do I get my money back? Is it easy to get a judge to grant garnishment of her wages?

If a landlord in New Jersey requires a SS# for a "background check", are there forms available to protect my identity and help to avoid potential misuse of my personal data? It would seem that my SS# is hardly necessary with all the data mills that only require a name (and sometimes even PROVIDE a SS#!). I want to comply so that I can move in, but I feel I need to take a stand for the protection of privacy rights.
