February 14 2007 -- Less than a year after moving into her new 2,100-square-foot house in Lenexa, Kans., Susan Sabin has strung up lemon lights in her front window.

The lemons, she says, go perfectly with the home's most prominent features: jammed doors, warped windows, bent pipes and cracked walls. "The house is essentially splitting in two," says Sabin.

At the peak of the recent housing boom, home buyers scooped up a million newly built homes every year while homeowners poured more than $200 billion into renovations. But now stories of shifting soil, leaky roofs, damaged stucco and other construction defects abound.

Contractor problems rank among the most common consumer complaints, according to the Better Business Bureau, and a recent Criterium Engineers study found that 17 percent of new residential construction projects inspected by the firm in 2006 had at least two significant problems.

From what I gathered, loan origination fee is just the fee a lender charges for doing the work. Is that right?

What exactly is discount points and why would someone need to pay it?

Thanks

Also what way would someone contacting you about this be more appealing to you. Mailing, calling, or coming to your door or anything else you can think of also what area are you from Thanks

I signed a one year lease slightly over a month ago. I signed the lease along with the first month and deposit. I was not disclosed the property was in foreclosure. Was this lease legal? Last night I received a notice of entry and there is now a change of ownership with a new landlord. Also, the new property owner presented a notice of entry and notified me that I owe rent for the last days of the month in rent. This rent was already paid in full to the prior landlord. I have no paperwork or proof as of yet that he is actually the new owner. He has already expressed his intentions on raising the rent. My unit is rent control. What are my rights?

I recently pirchased a home. I'm wondering if the loan was predatory. Here's the deal. I became disabled and was in br - Chap 7 due to bills piling up during my illness.
The lender I went through did the loan. The first quote was for 2% lower than what I am paying. As I was becoming anxious about the close, I trusted everything he said. Yes, that was a mistake. Now, I'm in a situation where I can barely afford food. I don't even think about new clothes too much anymore. That's a fantasy.
The lender asked if I wanted a fixed rate or an adjustable. I had heard that the best way to go was fixed. He said an adjustable would only increase by 1/2% annually. When I insisted on the fixed, he called a few days later and said the loan would have to be 2% higher than originally quoted because it was risky.
To date, I've paid my mortgage and have paid additional to buy equity which is why I'm broke.
This is becoming increasingly difficult with each passing month. Can I get out? How?

Someone said tonight that these casinos cause a decline in residential property values, and I was wondering if that was true.

I am hoping that a real estate agent or appraiser will answer this. If you don't know, it's okay - just please don't answer. Thank you!

Please specify the broker name if it is a nationally franchised one.

Ok I'm 18 and I'm planning on moving out of my parents' house within the next few months. The problem is that I don't have proof of income/employment since I work for myself online. My parents probably won't want to co-sign for me (we don't get along the greatest), so what do I do? Let's say that the rent would be $400/month -- would showing them that I have, say, $5k in the bank be enough for a landlord to rent to me? Thanks for any help!

My boyfriend has lived in the same house for thirteen years and when he moved in, he paid first and last months rent. Is he, upon moving, entitled to interest on the last months rent? I believe he is, but we are not completley sure. Can anyone help us with this please. Ten to the first with the correct answer. Thank you.

I am currently renting a place in Washington, DC for $500 per month, which is a great deal! I am interested in real estate, however, and buying a property to fix up, since the market has cooled a bit and interest rates are still low. I'd like to know if renting or buying a place is a more financially sound option in this market. I currently live with roommates and plan to get rooommates when I buy to help swing the mortgage. I'm happy either way, as far as quality of life goes. However, even with a roommate, my mortgage would be significantly higher than my current rent. If I ask a realtor, obviously they recommend buying, as they'll get commission. So I'm curious as to what others think. Thanks!

I have been offered a 30 yr mortgage on a 55k dollar property with 3% down and almost 2500 of closing costs the monthly note is 328.49 at an intrest rate of 6.25%.

I have also been offered a 15 year mortgage loan for 464.74 at 6.5% with 3% due down and a closing cost of around 2500.

I dont think I can safely afford to pay the 15 year mortgage monthly as there is also 200.00 a month in condo fees. Should I just go with the 30 year mortgage and try and pay the 15 year note?
Thanks!
