We got about a month behind on our mortgage right after hurricane Ivan due to damages and my husband out of work (his work was damaged). We have our mortgage through Ameriquest. We almost had it caught up and they upped the interest rate twice, increasing the monthly payment, that plus the late fees keep piling up. We wound up two months behind. I sent this months' payment in plus an extra $100, but they still haven't applied it to my mortgage. What do I do? And if they are starting the preforeclosure things will they refuse my monthly payment? BTW, I live in Florida. I don't want to lose our house. If we can just work out the two back payments and slack off on the late fees, we can make the mortgage payment ok.

My loan amount was $670k and at 5.5% fixed for ten years. I start this interest only mortgage last september (2005). I always pay more than the bank asked for, eg IO payment $3070.00, then I will pay about $3600.00 per month. Am I doing it right? Should I refinance to a fixed rate? or just keep paying extra every month to take advantage of the low interest rate?
Thx for your help!

Ok, I am looking for homes in Palm Coast Florida and after checking on foreclosure.com I found some houses in preforeclosure that are brand new. I am guessing these were people who were in the flipping business b4 the market took a turn for the worst and started slowing down rediculously. Now it is a buyers market here and I just want to know how it would work. Ok, I see this house on the website, I see that they bout the house for over $200K, I don't want to spend that much, can you offer someone in preforeclosure something really really low on a house. Like, if I want to pay only $165K and their loan amt was for $214K and are in preforeclosure, do I stand a chance? Will I only make a fool of myself to call them and ask them if we can purchase it from them for our said amt?

I've been working with my agent now for 3 months. 3 weeks into the listing she indicated she was changeing companies for a better oppurtunity with another company. (Smaller company better narketing and Tec support). Now she tells me her current company is going belly up and she's starting her own company and wants to list my house. we've had no offer on my home, I think maybe shes been to busy dealing with her own problems. Thinking of cancelling my listing and going with a FSBO or Assist 2 sell. Any advise would be helpful.

I rent a room in a nice house. I cannot afford to have my own apartment since nj is so expensive. my landlady lives in the house and is a total nutcase. right now she is not working and she stays up all night and makes noise. when i ask her to stop she apologizes and keeps making noise. i have to get up for work at 5am and i have a very serious job that needs me to get proper rest. i can't sleep well on my most nights because of her stupidity. i don't have any money to move out since security deposits etc. cost alot. She is driving my roommates and I nuts! We have all asked her to stop and since she owns the house she doesn't really care. Anyone have any suggestions, I am in a bind.

I am a PhD student and my wife is a student nurse. We'd love to get a foot on the property ladder because renting is just too insecure. Is there anyone out there in my position who has a success story they could share with me?

Need to know how to stop homes being built past my home. They have to use my right of way to get there. They also need a variance to build on the lots. Town says the only way they'll deny the variance is for safety reasons. The people on the board are also the ones who issued the permit. Any guidance for me? Thanks

For any attorneys out there. The building I am living in was sold at auction. My new landlord told me there was no transfer of tenants last months rent or sec. deposit. Going to small claims court is an option but the former landlord would probably not show. what other alternative do I have to retrieve my deposits. These deposits were not put in a separate acct. I was told. The former landlord put the money in his personal checking acct. help what do I do!

We purchased some property as tenents in common and now we would like to transfer them into an LLC. What form do we use? The property is in California and looking on the internet, I found a few forms that seem like they would work. Wouls it be a warranty deed transfer or a quit deed transfer? Any help would be great. Thanks!

just go ahead and buy themselves a house already. I was looking into an apartment in Newport Beach, California and i understand that it will be expansive mainly because it's Southern California and a rich community. However, what i dont understand is that people who rented out these apartments can actually afford an actual house. Why dont they want to buy a house instead of renting an apartment? I mean the prices for these apartments are outrages. If you dont live in Southern californa especially in Orange County *newport beach* area, you probably dont understand how rediculous the rent are. Newport Bluffs Apartments in newport beach are very goregous. The rent for it is $2400 to $2800 for a 2 bedroom apartment. Are you kidding me?! You can borrowed a loan for a house around that much. Even the lower level apartments like Baywood In newport beach cost $1700 to $2100 a month for 2 bedroom. I would rather buy a house for that kind of a monthly payment.
