I'm new at this...but it just seems so impossible to make any money in real estate. You have to pay for loan of the down payment, the property tax, insurance and mortgage......renting it out is not enough to cover the entire cost of all these components. The only way I can see making money is by it appreciating in value over time. Will the rent ever exceed these other costs...is it worth holding on to and putting your own money in? How do people buy 20 houses? I just want to know. Thanks for your input!

New provision in lease: ac = luxury item and not provided for purposes of assuring tenant's comfort or habitability of unit.... Landlord makes no reps/warranties re AC's ability to cool unit. And will not be respons for rmb'ing costs if have to move to motel if not working or being repaired? (Tenant with Lupus was told would be rmb'd for expenses ($70) for motel/meals while unit being repaired and then landlord's lawyer called and said forget it.) Paying $2000 per month in rent! Is this legal? TIA.

I am a 20 year old sophmore and still living with my parents and really want to move out, most off my friends have moved out but there parents are able to help them pay bills. My parents would not be able to help me pay for bills. Going to school full time and trying to work a job to were i can make enough to pay rent sounds almost impossible. Right now I am working a part time job but make next to nothing. Does anyone have any suggestions of how I would be able to live on my own. If i moved out i would get a roommate but this would still leave me with paying 350-400 for rent. thank you!

We have lived in our current house for 11 years. Our mortgage payment is about what many people in our area pay in rent in each month. It's really a very nice house, but we would like something bigger with a few upgrades. Because our mortgage payment has been so small, we have been able to save 17% of our salary directly out of our paychecks. We also are able to eat out when we want and go on vacation a couple of times a year, etc. But my husband is unhappy in the house because we're always tripping over each other and everything is always cluttered because we're out of space.

We have found a house we like, but we will be nearly doubling our mortgage payment and probably wouldn't be able to save much for awhile. Is it stupid to stop saving for awhile to put that money into the house? I don't want to be house poor, but I want my husband to be happy too.

my friend and i are looking to buy a house, to start a part time real estate business...

i have relatively bad credit that i know i need to fix. I'm looking to improve my credit within 6 months and make a down payment. I'm a veteran which means i can use my VA loan guarantee.. my friend doesn't have great credit, but it's better than mine.. should i talk to a banker first to explore my options of the types of loans? or am i crazy to think this is going to happen?

My wife and I are buying our first home. We are already pre-qualified for a loan through a broker. We found a house in a new development that we decided we wanted to buy.

I know in California a seller (in this case the developer) can not require you to take your loan through a lender of their choosing, but this developer is requiring we apply with their preferred lender.

We can always choose to go with our original lender, but is it legal for them to require us to apply with the other lender? It creates an additional inquiry in our credit, which can cause a drop in the score.

The original lender ran the credit, now this one will run it, then the original one will run it again just before releasing the money. That is 3 inquiries in a short time span. Can they require us to jeopardize our FICO scores that way?

I am interested in buying a home. I have heard that foreclosed homes are sometimes sold below their market value. I have seen lists of foreclosed homes available on the internet. There is usually a fee just to see the list. I have also heard that a buyer is expected to pay all past due taxes on the property up front. What's the real deal, and is it worth the hassle?

Back in October, my husband and I rented the upstairs of our house to a couple. We charge them $150 a month. We also signed a month to month lease with them with rules that they were to follow and they agreed to them.

About a week or so after they moved in, they started being very loud at night, stomping and banging around after 11:00 pm. We have 3 small children and we don't want them to wake up at night because of the noise.

We wrote them a letter, reminding them of the rules and asking them to please be more quiet at night. They wrote us a letter stating that they were not, in a round about way, going to follow the rules and they also stated that the letter was also their 30 day notice.

We accepted their notice but the noise has gotten worse at night.
Can we serve them with a 7 day notice even though we served them with a 30 day? They owe us $70 for December and have to be out by January 3rd. They have only paid for 2 weeks of December. Any advice please! Thanks!

If i have a credit score of 801/774, and I wanted to rent an apartment, could it make my payments lower? Or does it just make the possibility of getting the apartment higher?
