I live in Atlanta, Ga. A friend of mine was in need of an apartment. My friend does not make a lot and right now only has a part time job. He found an apartment in College Park , Ga. My issue, he was asked to pay a 200.00 deposit along with a twenty-five dollar application fee. This person paid the amount, however failed to read the contract(never good). I have not seen the contract , I am told by the management that the applicant has a 72 hr. window to receive an refund. My problem , during that time span, my friend called the property to check on his status, phone calls were not returned. Once he did get someone who could help him, the response was" We have not heard from your employer so your application is still pending". This person needed housing asap and asked for his deposit back. They refused. Bottom line, when a time line is involved and the applicant has submitted information asked, does the landlord have a responsibility to contact applicant of missing information

The landlord stated in his response letter to me that if I do not that I am responsible if the pipes freeze. The sources of heat in the apartment are old wall heaters in each room -- except bathroom -- and a small stove fireplace in the living room. I don't use the wall heaters but rather two radiator heaters and the fireplace.

I figured because I am not occupying the apartment that he would sign up for power after I had turned it off but am unsure of what the law would say about that. In case it matters, I live in TN.

Our company received a 3-day notice to pay/quit. What can we do to buy some time or fight the notice? It is a successful business but the owner is our competitor and wants money that we do not owe to him. His property manager is a "yes" man and does whatever the owner tells him to, and we've requested copies of the cancelled checks from our bank but the bank told us it is a 3-5 business day turn around. We can't wait that long. Can anyone help us?

Can a notary legally charge a loan officer if the borrower signed the loan documents but the lender shut down a few days after so the loan didn't fund. The notary did her job but there was no agreement that she would get paid if the loan didn't go throuh.

My mom is potentially about to foreclose on a property she owns. However, my husband and I decided to buy a house but we couldn't qualify on our own for the loan so my mom offered to cosign on the loan for us so that we could qualify. At that time she had great credit (770 credit score) and so we qualified for the loan. I am wondering if the foreclosure goes through on her property, with her being on the title to the home we now own, can the bank for the foreclosed property come after our house?

If so, how can I get her name off the title to protect our house and still let her name remain on the mortgage note?

Thanks

My mother-in-law needs to sale a house she ownes. At this point the actual house is un-livable. It is really run down and needs a lot of work. The house is on a 1/2 acre in a prime location (located in NM). If we did sale the house we would be selling it more for the property value then the house value. Can a realtor handle something like this (because it wont pass any type of inspection) or would she need to sell it on her own? How can she ensure she is covered legally?

We are thinking about buying a home that is still under construction. It is 3500 sq. ft. with 4 bedrooms and 3 baths. It is on 1.5 acres. It is in the Oak Ridge Terrace Community. We would like to know about the builder and also any other pertinent info about that area. It is in the 12401 zip code.
Any info would be a great help! Thanks.

I signed papers with a real estate agent when i sent an offer in to buy a house. I am not happy with his service. I wanted to put an offer in with a different agent , she told me that I can only deal with the agent I signed papers with. Is there any way for me to drop the first agent and work with a new one?

I found a home in a very good neighbrhood where I live. However it is a rent to own 3bdrm, 2 ba, family room ,attached garage, nice fencened in yard. However as a single parent this is a bit on the steep side for me. Financially do you think I can afford it. I make 11.38 an hour working full time, I have a second job through a agency which pays 13-14.50 an hr I average about 32 hrs, I have two cars that I own (93, 98). I am currently a senior in college with a graduation date of 12/07 so income will increase shortly. currnetly I rent and pay 775. The downside is have three kids 9,8,2 I recieve child supp off and on, I don't have the best credit, and I recieve food stamps, have no savings. While looking at the brights side, I just want my kids to have better opportunities in life living in a decent neighborhood, exposure to good school, and a home to call their own. I am free to leave the agreement, but will lv w/o anything if I break the lease.
