im 38 with 10 years sales experince and i am starting classes in january to get my licence any advice would be helpful. thank you

Get a good broker to hang your liscense under. That will be the biggest step in success or failure. Some will charge outragous fees to work for them, and provide you with little help. Some will provide you absolutely no training and expect success. You will want to avoid both of these. There are many brokers who will not charge desk fees. When you are getting started this is extremely important, you don,t want to be spending alot of money before you make any. You also should be able to earn at least 60% commision. If they don't offer you this, walk, there are others who will.

There is more money in Flipping Real Estate, or just buying and selling foreclosures.

Flipping houses is a great profession to be in. I currently flip houses for a living, and have had a blast making hundred's of thousands of dollars. The key is to do as much work as you can on your own.

Partner up with an excellent mortgage adviser. We can make the home buying process so much easier by educating your clients about the financial aspects of buying, giving them the ability to make informed and precise decissions comfortably. Afterall a pre-qualified buyer is a stronger buyer.

This also makes your job easier in terms of selling a property.

I noticed in your name you used Colorado if you are going to practice there concentrate on foreclosures, forbearance agreements and negotiations on behalf of investors. Colorado is currently leading the nation in foreclosures.

It's pretty accurate too. You will find once you are in the business you will like certain aspects of it and won't like others so give it a bit of time before you decide what specialty you like to pursue.
