My general contractor has disappeared. My consruction loan is up in four months and all he has done is the footings and foundation. It has been weeks and he will not answer his phone. If the loan end I'm sure I will have to pay penalty fees. I have a cost break down from him, is he obigated legally to follow the cost break down. Is there anything to protect me or anything I can do?

I took my new ice cream truck to a new neighborhood today, everyone was siked because it's been awhile since they've had a truck come through there. Kids were happy, parents were happy, but one guy had to flag me down and tell me he pays money to the home owners assco to not have solicitors. It just doesn't seem like soliciting to me. Everyone bought from me and asked if I could come back next week. Shouldn't the hoa have to be the one's to tell me I can't come there anymore. What can I do?

If you were to spit on someone car that has a reserved spot at an Apartment complex what would be your motive? Let's say, you didn't have a reserved spot because your roomate moved into the Apt first and you ended up with the non-carport spot. Hypothetically, why would you spit on tenants who have a carport and back up your answers please. It's one of those "hypothetically" questions.

I'm moving to NYC in Feb. '07 and I'll be staying with my friend's family in the bronx until we find an apartment. Assuming we have the $$$, the paperwork, and can get approved... How long does it usually take to find a decent (I know...I know...) place to actual move in??? We're not extremly picky so finding the place shouldnt be that hard. But I dont know how many days Uncle Bronx is going to want a big U-Haul parked out front. Thanks!

Moreover what are the future prospects for development and investments potential in the pype hayes area?I understand this is part of the Erdington area, people say it is the better part of Erdington... is this true? if you ask the local people their opinion would be partial...

I plan to sell my house without a lawyer to represent me. What exactly does he do in such a transaction to be worth his fee? Are there any rule or law that require one to have a lawyer, or it is just a tradtion? May be buying a house is a litle different because you are liable to a large sum of money. You collect when you sell.

I'm looking at a house that costs 100k. I went to look at it and found out from the real estate agent that the owner hasn't lived there for 4 years. It was vacant for so long that the real estate agent didn't even have the right key to get into the house.

I'm thinking that due to the fact that the owner hasn't lived in the house for 4 years, I can make a real low offer, like 70k. Would this be entirely too little? This is my first time buying a house but I have obviously found one that the previous owner hasn't been able to sell. The house itself is moderately nice but is centered in an area where very nice houses (200k+) are prominent, therefore making it the least desirable in the area.

Would I be totally out of line by offering 70k? Because this is my first time buying a home, I don't want to make any mistakes.

My soon-to-be ex spouse is no longer living in the house we own together. I am trying to get the house sold currently. The ex will share equally in splitting the house proceeds. I pay the entire mortgage myself. Isn't my ex responsible for sharing the property taxes UNTIL THE HOUSE SELLS. My ex only wants to share in paying the 2005 taxes but not 2006 and onward until the house sells. Also I live in a community property state (WI) if that helps.

I have a Bachelor's degree and three years with my present district. Housing is all that worries the heck out of me...decent neighborhood, good schools, etc. I have a great family, I just am not happy up north (recent seperation and town not big enough for both of us). My kids are okay with moving, and I think I deserve to be content. I prefer Texas, but at this point will consider anywhere warm that I can secure decent housing via Michigan. Please help with the brainstorming phase!?!

I am the owner, I am not renting. There is a management company which I pay an annual fee for a block insurance policy. How do I make a claim for this? If the water is coming from outside my apartment is it the management company policy , my own or the owner of the apartment above?!

What does a builder's preferred lender need to have and check to qualify me for a loan to the builder vs. what is required to get a pre-approval? My wife and I have been through both with our lender, but the builder we are buying from says they will not accept our contract if we do not apply (get qualified) with his lender. We do not want our credit run again, but the housing market here in silicon valley can be rough and we don't want to miss out on this place.

I've had it with Florida, the heat, bugs, hurricanes, lack of anything "real" (like culture, sense of pride, jobs, etc), I'm within a year of my degree & my family & I want to move north. We're looking for a piece of affordable property (3 acres+), on, or near mountains, close to a nat'l forest, w/a natural spring on it.
It needs to be at least within a half hour of a town, and an hour or so from an airport.
I know this sounds like I'm dreaming, but I'm so tired of moving & not finding a place I feel at home in, I really want to settle some place where I know I'll want to stay, where my daughter can grow up knowing nature, & my wife & I can call truly home, so I might as well throw out exactly what we want right? I know it exists & I've got a little over a year to look for it, so I'm giving it a shot.
So here's my question, there are so many places like this that looking online is mind numbing, do u know of a great place like this?

My accountant takes care most of my bills but I specifically told her not to pay this mortgage. I sent my check to the lender to pay my mortgage, only to find out later my accountant paid for it too. Both had cashed yesterday. So I was wondering if the extra is going to my principal, or will lender allow it to be deducted towards the next month's payment? It's such a big amount I don't want it to go to my principal... oh no.
