Moreover what are the future prospects for development and investments potential in the pype hayes area?I understand this is part of the Erdington area, people say it is the better part of Erdington... is this true? if you ask the local people their opinion would be partial...
I am not sure, need some badly needed advice.

This area is good.. however lots of traffic near the park during fireworks night etc..

I lived in Pype Hayes but have moved on. It used to be quite a bad area but they moved a low of the trouble families away during the redevelopment I was informed they would be returned. The estate is partial private property and partial council/housing association. We neve had trouble living there and I do believe they are trying to improve the area. When they sold the first lot of houses I noticed a lot of them where up for sell within 12 months. You need to drive around of an evening and weekend to get the full picture. Again it depends if you are renting or buying. If buying you can be a bit more fussy and I would get nearer to the Eachelhurst Road end. Good luck
