how to get business from realtors? I heard that the easy and possible way is find realtors who are new in this industry and they don't have reliable loan officers yet. But how to find them? Thank you!

90% of licensed realtors dont use it! Especially the newbies! It's not easy starting up as realtors! Most or all have to pay for all their materials, including business cards! Needless to say, all the newbies have not made any money yet to buy whatever materials the need to start, so they end up working a full time job somewhere else so they can save money they just can't seem to save!! Obvously, only 10% of them out there make it successfully as a full time job! It really does take a LOT to make it as a realtor! I'm not a realtor, I just own a realty, and that's how I know. Fortunately for me, I own the mortgage company too!

Anyway, the 10% is probably doing business with someone else, BUT, doesnt mean you cant get their business still. But what do you have to offer that they're not getting already?

Yeah that's one of way of doing it. But you need to prove yourself to the realtors as well, and show them that you are reliable and knowledgable. Because you'd be serving the Realtor's clients, and you would be a direct reference, and the Realtor would rely on you to get the job done.

You need to build a rapport with industry people by displaying your expertise.

Try learning all you can about mortgage. This site has a ton of good info to make you sound like an expert.

Hit the bricks and visit all the Real Estate Offices in your area. At least every 10 days. Leave pens, cards, note pads etc. Don't stay more than 15 to 20 mins unless someone is really talking.
Never before 10 or after 3:00.

Put your shoes on and hit the bricks! Face-to-face sales calls are the best way to drum that sort of business up.
