Looking for comments on when I should think about replacing my realator while trying to sell my home in the current and future market.

If you are under contract with the realtor, you will have a financial incentive not to ditch him/her before it expires. That said, how quickly your home sells may not be entirely related to the performance of your realtor. Other factors such as the market (you've priced it too high given current conditions), weather (fewer people are willing to venture out for an open house in a heavy rain or blizzard), or plain old luck (the timing of your sale simply does not coincide with the timing of others looking to buy) may come into play.

If you honestly feel that your realtor is doing a sub-par job pushing your home, I wouldn't wait long as this is your money at stake after all. If you are feeling generous, you might consider discussing your concerns with the realtor before giving him/her the boot.

I guess another way to think of this is, if you owned a business, how much time would you allow to pass before firing an poorly performing employee. If he doesn't respond positively to your honest feedback, then I'd say, the sooner the better.

Sellers are waiting longer nowadays for an offer to come in. What you should do is to make sure that you house is priced properly and it's getting a good exposure through MLS, newspaper and open houses. Ask your Realtor to provide you with a market update (CMA) every two to three weeks. It will give you an idea about what kind of houses in your area are closing or going into escrow (pending). If your Realtor or his assistant(s) are not communicating with you properly, then it's a red flag.
