I've been working with my agent now for 3 months. 3 weeks into the listing she indicated she was changeing companies for a better oppurtunity with another company. (Smaller company better narketing and Tec support). Now she tells me her current company is going belly up and she's starting her own company and wants to list my house. we've had no offer on my home, I think maybe shes been to busy dealing with her own problems. Thinking of cancelling my listing and going with a FSBO or Assist 2 sell. Any advise would be helpful.

I would cancel your listing with her, but I think you should still use a REALTOR, try Century 21 or Coldwell Banker.

You can search any engine (Google, dogpile, yahoo, etc.) under FSBO or For Sale By Owner. I hate to be the bearer of bad news, but you had better be prepared to accept a lesser commission than normal IF the seller is willing to pay at all. 2.5% is pretty typical. The MLS may give a seller more exposure, but the seller is typically not concerned with that and is dependent on market. If you can offer the seller their bottom line.......what they need to cash out AFTER your commission, then you can win them over. The Seller needs to win in this situation. YOU need to decide how much effort you are willing to put in to earn whatever you and the seller agree upon. It's a give and take business and don't forget to give your Escrow Officer flowers or a kiss (or a vacation in Cabo)!!

Check the contract that you signed with your current realtor, because they usually make you sign a 6 month contract. If you have this contract even if you sell it FSBO they have a right to commision. If you are unhappy with her services, let her know. Ask the agent if she listed the home on the Multiple Listing Service(if you haven't already) and check out the listing yourself. check for pricing on other properties that are similar to yours on the market. See if your home is in the same price range, because this can also affect the sale. Call the agents current office, and ask to speak to the manager and discuss your situation. The manager can probably switch you to another agent.

If she's starting her own company, be assured that she will REALLY want to get your house under contract and close on it to start bringing money in. I'd say go ahead and let her try. At this time of year, having a "hungry" agent is not a bad thing....
