My realtor has won an hus auction and i STILL havenot got my copies of the paper work from hud about how long does this take?

I have rental property that is a pain to rent. Plus do to the amount of the house payment the rent is high. I cannot afford two house payments. I have my new home and it is in mine & my wifes name. My rental property is only in my name. Wife spoke to an attorney and was told just let it go into foreclosure due to the mortgage company being a big one and the amount of foreclosures happening today it was unlikely that the mortgage compnay would go after me for any monies owed. If they did then file bankruptcy. Can't afford to sell it or keep it any ideas?????

My home will be going for sale via a Realtor in days. There is virtually no or little market in my small town for homes. We've found the home of our dreams and MUST sell ours in order to purchase the other. I have a nice home, full of "charm" and "character" (quote from others and an appraisor), but we're worried because the market for homes here is so bad. What kind of little and affordable tricks can we do to help our house look more appealing to potential buyers. We do not have much money to put into selling the home and it will be sold "as is", but any tid-bits to help buyers find it more to their liking would be most appreciated.

I rented a house and the previous tenants left behind several boxes of legal paperwork (business contracts, tax forms and the like.) The rental agent called them and they were supposed to pick this stuff up in August but never showed. It's been four months since I moved in. Can I throw this stuff out, or am I legally obligated to keep it? I don't have their phone number but they have mine.

we're already paying like 50% or more of our income in rent and would like to pay a lot closer to the 30% we could actually afford, which would be more like $935 a month. but you can't get much in this area without good credit, and we're already out of pocket with numerous payday loans we're juggling, trying to pay those off as well.

is it realistic to only pay 30% of your income in rent; they say that's ideal, but i don't know too many that are doing that these days, particularly renters.

I live in Los Angeles, California.
This is my situation. I had initially co-rented an apartment with my friend. We had given a big chunk of money up front for deposit, in which we both gave equal portions. Our lease was set to expire on the 1st of December. I wanted out, so I gave him and my land lord a written 30 day notice in November, and I had moved out before the 1st of December My roommate decided to resign a lease with someone else, in which they got denied, cause of his late payments, and other issues, and decided to move out within the week of me vacating the premises, WITHOUT giving a 30 day notice. I was expecting my big depost within the 21 day grace period, and recieved a call from my landlord stating that since my roommate and I have signed a lease together, we are both liable for the 30 days of rent, in which he is taking out of our deposit, stating that when we signed the lease, he recognized us as a single enitity. I am wanting to take my roommate to court over this.

Im a senior in high school and plan on going to a community college for 2 yrs.and then 2yrs. at a university and major in bussiness administraion. I think while Im doing that I should intern for a big real estate place like Remax or something because I would like to learn the different areas of real estate like being an agent or flipping houses.I don't know if I should go to Real Estate school after college or what.Any suggestions on what I should do?

I applied for a mortgage, got preappoved. Made and had accepted an offer to the seller with an earnest deposit. Less then 24 hours before close the mortgage company calls and says closing is cancelled, underwritng is having some issues. I have provided them all they wanted to this point, I don't want to lose my deposit.

I have already moved and need to sell my house really fast. I need to sell it qucikly and with very little interaction because I live several miles away. What is the quickest way to do so with out lossing my profit? This was my first house so I have no clue what I'm doing.

I am in a very shaky marriage right now. We have talked about filing for divorce at the beginning of next year. In recent weeks however things have taken a turn. We are talking about trying one more time.

Here is the fun part! Last week I received a letter from my landlord that he is not going to renew our lease. Financially I am at a good position to buy a house. However I don’t want to buy a house if my wife is going to end up divorcing me and take it. I also don’t want to sign another 1 or 2 year leases to rent.

So I have to make a decision fast on what to do.

One option is getting a postnuptial contract that would indicate if we devoice the house stays in my possession. The trick would be getting her to sign it.

Another option is to create an LLC Corporation, then buy the house using the LLC Corporation. I don’t think I can have this done in the current time frame.

Well there is my situation, anybody have any suggestions on what I can do?

I moved to another state, I was assured that my security deposit would be mailed to me, now I can't even get her to return phone calls. The apartment was left in better shape than when I moved in, I even had someone clean it after I left. It's only around $400, not enough to hire a lawyer, but I could certainly use the money.

I'm looking to buy a home. My credit score is 680, but I have no money to put down. What is the best loan option for me? A friend is buying a home and he says his rate is 1% and his mortgage increases by 1% per year. Not his interest rate, but his mortgage payment. That doesn't sound right to me. Any advice?
