All of the above ideas are great but - Chasing business sucks compared to having them call you for help.
If you like to "chase" for more business (cold calling, door knocking, open houses) then great more power to you - it is cheap and it works, you just have to put a lot of time into it.
To have customers call you -pick out a farm area, start farming using direct mail and door hangars. Follow up with open houses of the listings you get.
you will rise to the top and people will be calling you - saving you untold time and frustration.

That's the hardest part of the business. Don't let them convince you that its the only way to make money. Buyers make you money too, just with a little more leg work. I sold multi-millions and never topped the "listing chart".
Specialize. I turned to commercial real estate after studying the businesses in the area, doing research in sales. Take a course in this, they are available. It's the greatest part of real estate there is...you are working with people with brains, not with emotions where the kids will go to school...see? Get to know the business owners, join clubs who specialize (Chamber of Commerce, Exchange Club, Optimist Club, etc.).
This was taught to me from a broker years ago who became a Millionaire by the age of 38, best employer I've ever had. Let me know what you think!

Specializing is a good idea.
If you do call FSBO's, be sure to check their phone number on the do not call list first. We may call to ask to show their house to a client, but if they are on the do not call list, we may not call to solicit a listing. First offense is $11,000 fine, so I doubt your broker would be pleased.
Also, cultivate the past clients you've had. Turn them all into referral monsters...

Look in the paper for "For sale by owner" listings and call them and offer your services at a discounted rate.

by giving outstanding service as word of mouth is your best advertisement. You should also have your marketing plan in writing, and offer something others don't. i.e. monthly activity reports, additional advertising, etc.
