My home will be going for sale via a Realtor in days. There is virtually no or little market in my small town for homes. We've found the home of our dreams and MUST sell ours in order to purchase the other. I have a nice home, full of "charm" and "character" (quote from others and an appraisor), but we're worried because the market for homes here is so bad. What kind of little and affordable tricks can we do to help our house look more appealing to potential buyers. We do not have much money to put into selling the home and it will be sold "as is", but any tid-bits to help buyers find it more to their liking would be most appreciated.

List the 10 best and worst features of your house.

figure how to remedy the 10 worst features.

understand who the customers would be for the 10 best items

Be ready to leave your home for an "empty house showing" in 45 minutes notice.

practice doing this.

have the smell of baking pie available to make your house smell very good.

Cleaning and painting are your best paybacks.

Get the book "The Complete Idiot's Guide to Selling your Own Home" It has the best ideas.

Find a flat fee brokerage or an agent that will list your home for 1%. Then offer 4-5% commission to the buyer's agent. That should get the attention of other agents out there. Then offer to pay all closing cost (some number up to 3% of the home price). That should get the attention of buyers doing 100% financing.

That should help move the home even if it's priced higher than the comps.

make sure the walls are clean, if theres any marks paint the walls white. move out any excess stuff to storage, if the furniture is making a room look crowded take some of it out, all your little nick nacks may be charming to you but are likely looking like things are too busy, always fresh flowers, you can get a bunch for about three bucks at most grocery stores. make sure bathroom and kitchen are really clean, no dammage, no stuff that doesnt work, if it doesnt work remove it. tile cant be chipped and grout must be clean, etc. I know its winter but the yard must be neat, no leaves and if you can find some sort of plant at the doorway that will look nice even in winter its really good to put something there. trim back any bushes that are dormant and leafless, you dont want scraggly stuff in the yard, and if you have too many lawn figures put them in storage, most people perfer one bird bath or a fountain if you have one, but not a lot of little things. you might think they are charming but other people might see it as junk. if you watch flip this house you will see lots of ideas like this.

Offer to purchase a home buyer's warrantee for the buyer. Especially since you are selling your house "as is". It raises red flags to me that something is wrong and needs repair.
