best out of all this is my question. nesisary details;

almoste paid for, title is obtainable, weak floor having dificulty's fixing, i want to add a 10 by 10 greenhouse and a sun porch, landscaped nicely, well gardened and groomed, bad neighborhood( but neighbors leave things be and complement the work done and as long as i keep to myself mostly its all good,) needs some wood work done, and i am wanting to fix it up to re-sell as a small investment to put what i can get out of it tward a new trailer on its own private land out in the country to live in while i biuld the log cabbin i have been drafting for over 14 years. It dosent look like i am going to get back what i invest into it so how do i invest less and make more without going too far at it and getting screwed in the deal, this is a flaming question on my brain for some time so anything is good help, it would be nice if i could get details and some explanations so i can understand fully, i need idias. thank you so much.

I am renting a condo in NYC. My current lease ends on 12/31/06, and I signed a new 2-year lease to take effect on 1/1/07. The apartment's owner is foreclosing on the place, and it is to be auctioned on 1/17/07. I do not want to stay in this apt. anymore. The condo board drives me crazy with notices and info concerning this eviction, and I would like to move before my current lease ends. I have found an apt. that I love elsewhere, yet I don't know if I can cancel the lease that I signed (the one that begins on 1/1/07). The apt. is going to be sold anyway, and the board still has not sent back a copy of the lease, signed, so I don't even know if they have agreed to it at this point. Can I get out of the lease?

My partner and I are listed as co-owners on the deed. The relationship went sour due to his 'indiscretions' and he changed the locks when I found out; I was not given a key. A judge ordered that the locks be changed back to give me access- they were, but two weeks later were changed again. That was almost 2 years ago. The other party has spitefully claimed the house as his despite the deed. Hostile living conditions forced me to move out. We agreed to a buy out of my share but the other party has been unresponsive since. I feel my lawyer should be more agressive in pursuing this. My rights to access my property has been violated- twice. The court order has been ignored- twice with little reaction from my attorney. My desire to end this, get my (equal) share of the house and move on is being undermined purely out of spite. My lawyer lets it drag on. It's purely a property division- there are no issues regarding dependents or other open items.
Should I call the county prosecutor?

I bought a house through a short sale with the previous owners still in the house. They were in foreclosure and the house was weeks away from being set for Sheriff's Sale. The previous owners will not get out of the house. I filed the evicition and had a hearing. They are scheduled to be out of the house by 12/27. The Writ was filed. They are still trying to find a way to rent the house from me. It has been over 45 days since I closed, no money coming in, no contract signed, will not return my calls to make arragements for utilities and there is no sign of them packing. What happens when 12/27 comes and they are still in MY house!? What are MY rights?

I am trying to reserach home prices and taxes in suburbs living with good schools and low taxes as i am thinking about moving from this hell hole of Syracuse NY taxes too high and no good paying jobs.


Please answer these:

Your location:

1.Average price of home in suburbs 3bed 1 bath ranch style or split level homes.

2. Annual Taxes including county and school?

3. Job market good no closings or layoffs?

4. Homeowners insurance cost for year?

5. Good schools?

After giving what was needed to get car, and contract drawn, I was allowed to drive off lot with no money down. Three wks later, I was told I had to turn the car in because they could'nt find no one to finance me. I was threatned that they would report the car stolen if I did'nt reply, so I had their guy come get it. But always felt that they were wrong, because they allowed me to drive off the lot. It's been a few months now since its been returned, and I have been immobile eversince. I need answers on what to do. Am i allowed to sue or not? and how long is too late?

It seems to me that this would be getting in on the ground floor, because you don't have to do any work, just sell the lumber to a mill. Plus you can hunt for yetis.

I found out 2 years after buying a house that there is an easement on my property that the title insurance company didnt report, from 1944, from a pipeline company, a lawyer said he has never heard of a title company only going back 40 years, ( which is what they (title comp) said is standard policy?) The easement was recorded at the register of deeds in 1944, now the pipeline company is clear cutting my yard, tearing down an out building I have. They arent doing this after 62 years for nothing, so what if they put a above ground pipe, or a pump station? ( I live on a corner so they might do this ) my question is what amount do I sue the title company for?
I just lost the use of 1/4 of my land, a permanent building, 5 very old mature trees, this kills my property value.
Does this make my mortgage null and void? I had plans to add to my house,Build a pole barn, and build a fence around the yard, I cant do anything now, I never would have bought the place if I knew this, help!
