I am looking for a buyers agent. How do you go about finding one?

In the US any real estate licensee can be a buyer's agent. A buyer's agent enters into a contract which has fiduciary duties (highest standards under the law of agency) to only the buyer. He/she gets compensated in one of three ways: 1.) By the seller's broker by splitting 50/50 the seller's broker's commission with the buyer's broker. (2.) By the buyer only based upon a commission agreement (3.) By the seller's broker by splitting a portion of the commission the seller's broker gets with the buyer's agent and a certain amount by the buyer, if so stipulated in the agency agreement.

Make sure the are a REALTOR different then a real estate agent. They will be listed on www.realtor.org and means they pay dues and agree to abide by a code of ethics. If you have any problems you can file a complaint against them because of that.

Ask around for someone people might recommend, you can always go out with an agent and if you decide you do not like them call someone else. You are not commited to any agent, but don't think they will work in your best intrest if they know you are jumping from agent to agent.
They will think you are wasting your time and aren't serious about buying.

If any Realtor tells you that they don't work with buyers, they are selling themselves short. How could they sell a home for their clients if they don't know what buyers are thinking?

I work with both buyers and sellers. Designations don't mean much if the person with the designation doesn't work hard. What does matter is that agent's negotiation skills and work ethic. There are many things to negotiate other than price so make sure you have someone that knows how to work well with other agents to acheive the ultimate goal - closing the sale.

If you are in the US, any licensed realtor has buyers' agents on staff.

You can look for agents that use ABR or CRS after their names. Go to REBAC.com and look under your state
