Why don't landlords prefer not to deal with them?
Isn't that discriminatory?

ok double negative: I meant why do property managers try to steer clear of them?

It isn't "Property Managers" that steer away from it, it is the Owner of the property. And if they steer away it is only because they are mis-informed about accepting HUD, if they knew the benefits involved like a guaranty of rent for the next year, having the property inspected for necessary repairs....then they would proably accept it!

Contrary to popular opinion, landlords are not obligated to accept Section 8. Once they do that for their building, it makes it more difficult for them to go back to a non-Section 8 status. Just because you qualify for Section 8 doesn't mean their is an apartment available for you. I used to manage property in California and the waiting list for Section 8 was years long. Landlords can check out the tenancy of a Section 8 renter the same as any other tenant and if they have bad references or crappy credit the landlord can reject them as tenants the same as any other tenant.

Double edged sword. One reason for each side. They prefer to deal with them because, they are guaranteed a partial rent check each month from the government. A guaranteed partial is much better than none at all.

And, they dont like to deal with them because people who qualify for Section 8, are low income families. Who tend to have less respect for their environment. It is a generalization, I know!! I used to own a home in a neighborhood, that eventually allowed section 8 in. And, over 2 years, the neighborhood went down. So did the property values and the drugs and loitering and crime went up.

Section 8 is great! It is a wonderful service, but just like any "freebie" it tends to be taken advantage of!!

Alot of people automatically assume if you're "section 8 elligible", you are a poor risk for paying rent, bills, etc. If you feel you are being discriminated against, check with your local housing authority.
