Craig's list does free listing. But you could get some people trying to take advantage of you so you have to be careful. Do credit checks and make copy of their ID's. Call previous landlords, etc. Don't trust people because they have cash or claim to be a minister as those you really have to watch for. Sorry about that but that has been my experience. If they have cash for first month and for deposit and even willing to pay last month, all in cash, you have that cash, but then what. So be sure to run a credit check and take the cash for the deposit (not a check) as you need the money for credit check but tell them if they don't pass they won't get the cost of the credit check back. Make sure people come out to see it. If you wanted to rent to Section 8 housing (sometimes get a good tenant but sometimes also get people who punch holes in walls). I had more of the latter with Section 8 than with regular rental. Might be different with so many homeless. But you can rent with them and they will send you renters. No cost to list with section 8. We found that lower cost housing was better to rent to section 8 but if HUD cut back on their payments for the person, the individuals didn't always keep up the balance of the rent and we had to evict. Never know about that as it does happen. Best come by word of mouth. Some shops or factories have newsletters and you can list. Might be able to list through military base or local college but colleges, with few exceptions, don't do well on taking good care of property either. You can list through a real estate and they charge you when rented, but we havne't had great success with them either as had 2 women on different occasions who didn't keep up a house (not an apartment) and was a mess when they left (didn't inform us of problems). It is better if you are not an absentee landlord as we have become (we moved). Good luck. Check to see if youhave a landlord association in your area as they put on seminars , etc. WD40 takes crayon marks off walls, by the way. Hair spray takes out ink.
