Renting & Real Estate - December 2006

My roommate has informed me that she is moving out because her boyfriend "doesn't like me anymore." I cannot afford my apartment on my own and moreover, I can't really afford to move either. MOREOVER, I'm feeling a little rejected and a little vicious, so I want to make her stay or pay. (I have no problem living in a hostile environment if it means I WIN!) So, 2 questions: Can she legally move out if I do not sign a new lease with my name only on it? And if she illegally moves out, can I take her to small claims court? (We have $6000 remaining on our lease).

Is there a way out for her and her husband, or once it is being forclosed on are they screwed? They are young and have only been married a year- refinanced on a 100% financed loan and the payments were very high. Can we help her? How?

my apartment complex is horrible! Everytime I call to have maintenance come by to fix something it takes them at least a month, when my dishwasher broke back in september they said they would order me another one, and I still have a broken dishwasher. This is not the only thing either, same thing for a leak in the bathroom, it took them a month to get over here and take 10 min. to fix it. I have never been a problem tenant, I actually think I'm too nice, I think they dont take me seriously because I'm so young, I heard a friend of a friend had a similar problem and she contacted some kind of authorities and got the apartment complex in trouble and also was compensated. Any ideas on what kind of actions I should take?

I need to find a list of property owners in Austin, Texas. I'm looking for individuals who own and rent out houses and apartment complexes. I would like to get their names and contact information if possible, but I don't have much money. I know I can enter their addresses into tax records, but that has to be done on an individual basis and will take forever! Is there any quick way?

How much is paid within the first 3,5 and 10 years and thereafter in relation to interest?Does it differ from lender to lender? I have heard things like 80%interest/ 20% principal and I have also heard that you are paying mostly interest for the first 10 years? Can someone please let me know what is the real deal.

I am a homeowner and I rent two rooms out. Me and my boyfriend decided we would be happier to live in the house by ourselves. My tenants are unpleasent to live with, but they are in a lease. Is there anyway I can terminate my own contract?"

Is the mortgage business drying up or is it still a good career to get into? I have friends who are in the business in California and they say that they aren't making any money right now.

I co-signed for my boyfriend to get an apartment. We broke up because he's an unappreciated asshole that says he doesn't need me. I do not want any liability and want to get my name off the lease. We got the apartment only 2 months ago and the lease is for a year. I've tried contacting the owner by phone she never picks up. The apt manager is his neighbor and I don't want to go there. What do I do?

Currently i have a 3 bedroomed house with a downstairs bathroom. Im thinking of moving the bathroom upstairs thus losing a bedroom.

However i will create a bigger kitchen by doing this but will the value of my house go up or down?

AND..... would you suggest converting the loft into some sort of study/bedroom to claw back the third room?

of providing home sellers with hidden cameras that will record potential buyer's comments and opinions made during open houses. This way the sellers can see what people are thinking and can make improvements to help sell quicker. What does anybody think of this idea and are there any legal issues I need to be aware of?
